Hi there. I want to move to Nevada. However, I still want to do Airbnb STR in San Francisco. My parents will still be living in this house. Me and my parents live upstairs and we are using the basement for the Airbnb. However, I may need to remove my name from the house deed for me to become a Nevada resident. There is a tax advantage for me to move to Nevada so I'm considering moving. My house is already approved to do Airbnb STR and has operated for the past 2.5 years with very good rating. I just have a few questions. If I remove my name from the house deed and put my parents' name on the house deed, do they need to register again? I already paid the planning dept for the next 2 years for the permit. Or can i just do a simple name change on the business? The house is already been approved for Airbnb STR. Is it necessary to have a different STR #? Another question. I will still be the one who manage the whole Airbnb and the Airbnb app will still be on my phone, my parents don't want any income. Can all the payout to be paid to me. I will just act as a management company and I will take all the income and report it in Nevada tax form. However, I do see that there is 1 problem. There is a section for adding tax info on Airbnb. That most likely means whoever applied for the San Francisco STR, their names and social security number will be added on Airbnb tax info. Can my parents and me go to a law office and sign a contract that I, the son will manage the Airbnb 100% so all the income will be paid to me. My parents do NOT want any income from Airbnb. Can we do that? I know that its totally possible to divert the payout to another person on Airbnb platform so I can set it up that I will receive all the Airbnb income. However, the tax info entered will still be my parents' name. Or I can just entered my name even though I don't live there. Or Airbnb just don't really care how we file tax? I can divert all the payout to myself and then, however I want to file tax, that is my problem?

@Vincent1643  You need to talk to a tax professional.  

 

Many people own property in states where they do not reside (myself included), so I don't see why you would have to remove yourself from the deed in order to claim residency in another state.

     Thank you replying. I talked to one of my CPA friends. He told me I most likely have to remove my name from the deed to show California I don't intend to come back once I move to NV.  In order to get the full tax advantage of NV (NV has no capital gain tax and no state income tax). Removing my name from the CA house deed means I don't own any assets here anymore. Cars can be registered in NV. Just like Elon Mush, he sold all the houses from CA and then moved to TX to get the TX no cap gain tax when he sold his stocks. Also I need to live there for at least 365 days before I can sell my stocks too

 

     I guess in your case, you can claim residency in another state but you will probably need to file tax on multiple states.
