Looking for Advice: Washer and Dryer for 4 Bedrooms (Up to 8 Guests)

Hi all,

We are getting ready to start renting out our house (4 bedrooms & 3 bathrooms for up to 8 guests).

We would appreciate it very much if you could pls share your advice/thoughts as to what size/how many washer(s) and dryer(s) we should buy.  Thank you so much! 🙂

I agree with you on getting something with the largest capacity.  I am having trouble deciding if I should get the largest residential use ones or commercial size ones.

The hosts I spoke with suggested I buy
1) a washer and a dryer with the largest capacity for home use; or
2) commercial-size washer and dryer

Since I have hosted only a studio apartment for a couple of guests, I am having a hard time which option I should try.  Wish I could test them before buying them! 🙂

@Yuko38  Why were you considering multiple washing machines in one house? I don't think I've ever seen that before.

 

If you're planning to launder the towels and linens onsite between guests, you'll probably want a higher capacity front-loading machine. A group of 8 people will leave you with quite a hefty load to wash.

I do not wish to have multiple washers and dryers unless necessary, but that has been advice I have been receiving from local hosts in town (Joshua Tree, CA).  In fact, a lot of them have 2 sets.  If possible, I'd like to have just one set of a washer and a dryer due to limited space.  

So, my question is how big the washer and dryer need to be for a group of 8 guests. 

I could go either
1) the largest capacity ones for residential use; or
2) commercial size. 

I received recommendations for both options from several local hosts, but I'm having a hard time choosing without being able to try them...thus, I am here for additional input 🙂

@Yuko38 I cannot imagine any of those hosts are recommending double laundry sets for guests. It must be for housekeeping purposes. Laundering of linens between guests can be a headache.

@Yuko38  I agree with @Colleen253 . The only reason I can think of that local hosts would choose to put 1 washer/dryers in a single unit is that they have high housekeeping costs. Professional cleaners charge by the hour, and running loads of laundry in succession keeps them there longer, so the absentee hosts figure that they can save money by cutting the changeover time and having enough appliances to do all the laundry at once. Of course there are downsides. For one, those cut corners might also mean a rushed cleaning job. And also, unless the houses were custom-built around this very unconventional home laundry arrangement, there are going to be some bulky appliances awkwardly taking space that could be better filled by features that are more useful and enjoyable to guests or residents.

 

To answer your question, I guess your calculations are going to have to be based on whether you outsource your housekeeping. It might be useful to have an industrial-grade washer at your disposal if you're running a base cleaning station for multiple units, but if you're offering washer/dryer as an amenity to your guests, you're better off with a normal residential one. A group of up to 8 can generate a lot of laundry, but no more than you make available to them - rather than supplying 80 towels, you can provide a reasonable amount and assume that the longer-staying guests will do a bit of washing during their stay as needed. And that's another consideration: some of your guests will want to use the washer/dryer for their own stuff, but their needs would not justify a more energy-intensive, bulky industrial unit. At the end of the day, you're just running a normal house, not the Motel 6, so I don't see much point in installing different appliances from what the average Mormon family would put in their own houses.

Doing laundry for turnover for 4 bedrooms would take quite a while with one set of front end loaders.

 

I have two sets of front end loaders, one in my living space, and and one in rental.

 

When I first started I would use both sets and washed and dried everything for two beds in about 3-4 hours, and laundry took the longest. I do wash everything.  

 

Now I only have one bed in rental and it takes 2-3 loads just for sheets. With 3 loads you could likely do two beds, and 8 sets of towels and mattress protector. Each bed spread is one load also. 

Adding additional units would require laundry closets. If you plan to do all the laundry turnover at the house would take 6-8 hours at least in my experience with one front end loader, like Whirlpool Duet.
