We have a three bedroom space. Right now, two bedrooms have queen beds and the third bedroom a desk and furnishings as a study. Would it be worthwhile to put a foldout sofa in the study (which would be expensive)?

I think that will take you from 4 to 5 guests?
You could search around your area to see whether 5-guest listings get significantly better prices. Keep in mind:
1) One extra guest won't necessarily increase costs very much (amenities, etc.), but more people do make for more cleaning and (especially) laundry.
2) You probably can't make the sofa bed for them - you need enough easily accessible cupboard space to leave all the required bedding for the guests.
3) You risk taking a hit in reviews (which are presently great) if your guests feel overcrowded with 5 guests and just 1.5 bathrooms.
If you do decide it's worth it to add a sofa bed, perhaps limit it to a single bed and advertise it as a place for a child to sleep?

I'm curious, what made you start to thinking about converting that third room into a potential 3rd bedroom? Did you get any guest suggestions in that regard?

Who is your typical guest? If you get tend to get vacationing families, I’d make it a bedroom. If you’re typical guest is a business traveler, the office may be important to hay if them. Know your market and your typical guest and know why they travel. That should always tell you if more beds are a good idea.

i think its a good idea. I would charge a bit extra a night for the extra bed. My opinion , it would cover the cost to set it up, wash the linen and extra utilities useage.
