Oil stains and brown/yellow marks & snares on brand new comforter

I am back, thank you all for your previous insights on my last tenant. 

 

My past tenant has left hair oil on my new sofa covers and they let their dogs stay on the bed with them. 

 

I am so glad I put the sofa covers on the sofas after it was advised on here I should do so.  

 

Theses pictures below are the stains that have not come out after they were laundered with Tide.  Yellow stains on the white part of the comforter, saw these before I laundered and hoped for the best. There a 3 foot long snare on the comforter now.  Some type of oil on the couch covers. 

 

I would like to get rid of all three. I have a tenant coming soon. Best I can do is turn the comforter over and hope dish soap will get the hair oil out?   Is this grounds for replacement charge?  Cleaning charge?

Do you have a more sturdy comforter you can recommend?

It's frustrating to face these kinds of issues, but it's good you're prepared and documenting the damage. The photos and your attempt to clean the items with Tide are essential for demonstrating the effort you’ve put into resolving the problem. Stains from oils and pet messes often require professional cleaning or replacement, which you’re within your rights to claim as damages through Airbnb.

 

For the comforter, flipping it over can work temporarily, but it’s a short-term solution. Spot-treating the oil stains with dish soap may help, but oil is stubborn, and complete removal isn’t guaranteed. If the stains and snare are significant, consider this grounds for a replacement charge.

 

For the sofa covers, professional cleaning or a stronger degreaser could improve the situation. If the damage is irreparable, it’s fair to charge for replacement, as these are items you provided to protect the underlying furniture.

 

When selecting sturdier replacements, consider down-alternative comforters with water-resistant duvet covers. These are more durable and easier to maintain, with many hosts finding brands like Utopia or Bedsure reliable (opt to white comforters so you can easily use bleach if needed). For sofa covers, machine-washable, stain-resistant, or waterproof options are excellent choices, especially for pet-friendly listings.

 

For future stays, reinforce your house rules about pets not being allowed on furniture and discourage the use of hair or body oils that could stain. Providing pet beds and washable furniture covers adds a layer of protection while maintaining guest comfort. @Carmen2636   I recently found a product that is currently my "miracle" cleaner.  Whether or not it does the job on a long-term basis we will see.

 

It's called Grandma's Secret Spot Remover, available on Amazon, and comes in a small squirt bottle or in a larger spray.   

 

It has worked wonders on grease spots that have not responded to other treatments or which have been set by the item having gone through the dryer.
