My listing is located in a popular seaside area. I have minimal seaside decor in my listing. 
I think themes are great. Only my opinion but maybe not go overboard with the theme decor in your property as it may detract visitors not heavily into that particular theme. And depends what theme of course.

I just have my own art up. I haven't really added much specifically for guests. It's as homey as can be. I live here when it isn't up on Airbnb. 
The important thing, in my experience has been, to have enough space for the guests for their belongings and luggage and shopping etc. I don't think know if decor matters too much. Having a practical space is much better. 
I once had guests, who moved all my plants from every room and placed them in one corner. I, obviously didn't appreciate it but they had a ton of luggage and things.

Thank you, Rebecca. There must be a difference for sure. I think more work goes into prepping the place for guests when you live in the space and have to move out when the calendar gets booked.

My rentals in upstate New York embrace the region's diverse mix of architectural styles. I encourage homeowners to align their décor with the home’s unique character while keeping it timeless and inviting.

The home featured in these photos is particularly special to me—it’s one that I own and rent, not just manage. This house is my childhood home, which I bought from my parents and lovingly renovated myself. For its design, I leaned into minimalist mid-century modern aesthetics, taking the opportunity to infuse it with personal touches that reflect the time I grew up here and the influences of my upbringing.
