Listing advice on Two Rooms in a house.

Listing advice on Two Rooms in a house.

HI,

I am getting ready for my property hosting. I have two rooms and a dedicated 1 bathroom available in a three bedroom house. The owner will be living on the property with guest.  Because of ease of operation and cleaning scheduling, is it advisable to put both rooms under 1 listing or split them up in two listings?

Thank you in advance.

Hello @Othniel3

Ideally you could list under three different listings!

  1. Parent listing = here guests could book both bedrooms (family or friends)
  2. Child 1 listing = 1/2 person booking one of the bedrooms
  3. Child 2 listing = 1/2 person booking other bedroom

You would have to link the Parent listing calendar with the other two so that if you get a booking for both bedrooms, then the other calendars for child 1 and child 2 will get automatically blocked and will show unavailable.

You'll need to make it clear that there will be shared spaces in the home and provide locks on doors but I'm sure you've got that covered already

It depends on your hosting goals and management style. Listing both rooms under one listing can simplify scheduling and cleaning, making it ideal for families or groups. However, separate listings allow you to maximize occupancy by renting them individually. A hybrid approach—two individual listings plus a combined listing—could offer the best of both worlds. While setting up your listing, you might find inspiration from creative online platforms like **, which showcase unique virtual experiences. Consider what works best for your space and guest preferences!
