I’m in the process of creating some unique themed stays and would love to hear from others who have experience in this space!
I’m currently working on:
- A historic 1895 Queen Anne Mansion – A timeless, elegant escape with rich history and architectural charm.
- A coastal surfer & Barbie-themed house – Complete with a pool and lakeside access for a fun, vibrant getaway.
For those of you who have successfully differentiated with themed stays, what has worked best for you? How have themed properties performed compared to traditional listings?
Would love to hear any tips on décor, marketing, and guest experience enhancements! Thanks in advance for sharing your insights!
My day job is in marketing and PR if you want to do themed properties (I wouldn't) I would do your market research to understand what type and how many guests would like to stay in them.
Quirky properties such as caves, treehouses, boats etc do well . A Barbie themed propertiy would probably put more off then it would attract.
what market research did you do before deciding on your themes @Eileen444 have you looked at likely demand a supply and STR regulations for your area and type of property- many markets are oversaturated.
historical houses tend to do well if you design them with your target guest in mind.

It seems you are trying to make your property the reason for someone vacationing there. That seems like a very specific market and not what the typical Airbnb Guest is on the Airbnb Platform for the search by Airbnb doesn't search by themes. The search is set up more by location.
An Airbnb Guest might already have plans for a family visit to Italy. They are looking for accommodations that benefit their theme. Your theme listings would be looking for a Guest who is still researching ideas.
If people visit the area for something like the Volcano on the Big Island. If the theme focuses on my plans as the Guest maps, a cooler bag for snacks sunscreen .Make sense?
I'm based in Upstate, NY, and value all feedback - research is essential. I'm seeking advice because there are no comparable properties locally.
The first property is a restored mansion from the 1800’s, listed on the National Register of Historic Places. It is near the University and currently used as residential apartments. I see an opportunity to share a historical period landmark by creating a unique stay for guests.
The second is a riverfront property where we're developing an event space and accommodations. The design is incorporating the owner’s goals and creating an Airbnb & Experience, designed for events like bachelorette parties, engagements, and baby showers. The space accommodates 12+ people, and offers a more affordable alternative to renting a restaurant or event venue.
You know if there is something in the area that you can tie your property into like historical tourist sites near your historic home, Balance amenities to make their history trip better with calling attention to things in your property history buffs would appreciate.
Like a canopy bed, crown molding wallpaper artwork that reflects your areas history. That could actually be a plus

In my opinion, the key word in your description is affordable.
I don’t believe Airbnb guests will pay more just because it’s a mansion, but it will definitely help you get more bookings. If they can get extra value for the same price as the competition, they will choose your place.
Just keep in mind that an old building usually requires more maintenance than a newer one.
Personally, I prefer the second property you are considering, the one designed for large groups celebrating something.
Some time ago, a user here shared their listing, and I thought they had a great setup for small events.
I think the key is to allow small events that include only the guests who are staying overnight.
There is definitely demand on Airbnb for properties like that, for small gatherings of up to around 20 people, for parties and celebrations.
