Partial Renting whilst work is undergoing in the remainder of the house

My property is currently a HMO with only the topmost floor available for renting to a high standard of living. What would be your thoughts on starting with only the rooms on the top floor with works undergoing for the other rooms?

I wouldn't @Mohammed-Abdul-Wasi0  noise/disruption from building work below STR rooms aren't going to lead to good reviews .

@Mohammed-Abdul-Wasi0 I personally wouldn’t reserve a STR. In addition to the noise, there will be dust, and many strange contractors roaming inside and outside the property. Nope, not a good idea to rent until the entire house is completed.
