Seeking Advice on our room listing. THANK YOU!

Hi everyone! Thank you for reading my post.

 

I have been with Airbnb since 2013, renting a log cabin in Vermont to our current coastal home in Charleston, RI. I have decided to take the plunge and rent out a spare front entry room with private space in our game/TV/pool room out to the backyard to explore and have fun river kayaking at our Saint Johns, Florida home. Our children are moving out, with the last two off next year, and we have a huge house to share. I need to spruce up the furnishings, add the cafe table inside and outside, and up the breakfast cafe downstairs. I am not planning on letting the guests use our kitchen once I get that all set up with a mini fridge. 

 

My question is, what do you think I can do to improve this listing? And for those of you who have shared your rooms in your personal home, what advice to you have for me? I am a bit nervous but excited to greet guests, give them space if they prefer, and let them enjoy what we love about living here.

Hi

This is a bed and breakfast rather than Airbnb as you are making breakfast for your guests. 
Personally I would get rid of the mattress on the floor in your advertising and simply state that the room has a toilet with private shower facilities downstairs adjacent to a lovely pool. Your advertisement I feel is a little long winded and confusing.
