my airbnb ratings

initially i used to have only 5 star and 4 star ratings, i was going to receive superhost status until one guest left a 2 star review and my overall rating declined. after that,2 more guests have left 1 star reviews complaining about cleanliness but what more can i do for cleanliness, because after every stay i vacuum clean the whole place with the bed linens changed and clean the surfaces with sanitizer. any more advice i can get?

Consistently getting low stars for cleanliness can be frustrating, especially when you’re aiming for 5-star standards.  

Ask guests politely after checkout or via message during their stay what specifically could’ve been cleaner of they didn’t mention on their review. 

Suggestions:

 

Use microfiber cloths for mirrors, magic erasers for scuffs, and enzyme cleaners for fabrics and odor. Strong, fresh scents often make guests feel it’s cleaner, even if everything’s spotless.

 

Before check-in, snap a few photos of how spotless the place is. If someone leaves a review that feels off, it’s helpful evidence and also useful for your own quality control.

Although some guests can be unfair the number of low ratings you have for cleanliness does seem to indicate you have issues that need addressing. 


I would look at the feedback you are getting from guests re cleanliness and use the feedback to address issues raised. .

 

The bathroom and kitchen needs a full clean not just surfaces .

 

Some guests also complain about bad smells do you know what is causing this?,

 

if there is mould in your bathroom you need to address this not just tell guests it's due to bad weather in this country. None of the properties I have in the UK have mould and they are all older properties. 

 

Skirting boards, cupboards, guest storage  etc also need cleaning.

I am just gonna ask guests first hand so that I can know where exactly they think its dirty so that i clean it there and then. also, about the smell, i guess it could be because of the Indian Spicy food i make,thats the nature of it,i keepthe windows open and the chimney too so that the vapor can go but certain smells take time to leave.

otherwise,thanks for the advise,i will try cleaning up the mold and tackle whats causing it

Just to clarify for you multiple 4 star reviews in th Airbnb System is considered a serious deficiency.

For the average consumer, the presence of mold is considered unsanitary and possible health risks.  If it is something common and acceptable in the property location you should disclose so Guest can make choice.

As to general apartment cleanliness.  I also share my home.  My husband is neat, I am more just messy. haha

The ways we deal with that

If I use like the kitchen or a shared bathroom I just remind myself people are paying money to use after me.

Then I have my office area were maybe my desk has an empty an a full coffee cup and maybe my tissue landed next to the wastebasket.  I will get both things just maybe not as quickly so I have a designated space

Having mould /condensation in our bathrooms in the UK is never okay (or in any country I would suggest.

 

normally you get mould or condensation because 

 

a) bathroom is not properly ventilated/aired

 

b) bath/shower is not cleaned down after use 

 

c) house is not kept warm causing condescension 


d) there be a more complex problem such as leaks in the bathroom

 

in any case it's all within the gift of the host to address @Ansh259
