Hi everyone, my name is LaTonya. I’m the host of the “Honeycomb hideout” and I’m having a hard time getting Bookings. I haven’t gotten the booking on Airbnb since March. I haven’t gotten a booking from bookings.com since April of Lord my prices I’ve made modifications but no bookings does anyone have any insight that could help?

Verify the demand of Airbnb’s and pricing per night in your area. And try to compare what months or days are and the most demanded so that can help you set proper pricing and discounts on specific days or holidays, certain times of the year etc. Additionally, When individuals are looking at listings, they mainly focus on reviews and pictures of the property. High quality photos capture the essence of your space, which allows guests to envision their experience. It’s a good marketing strategy and can make your Airbnb stand out. There are a few things we do that help us get bookings.
First, we contacted all of the local wedding planners and venues and asked if they would refer us if someone asked. We’ve had several wedding parties and family of the bride or groom stay with us.
Also, there is an app called Nextdoor. It’s a neighborhood app that people post a little bit of everything in. When people in the neighborhood have family coming they contact us to book our place. That happens a lot! You know how nosey your neighbors can be🤣🤣.
We also send a private message to anyone that has stayed with us that we gave a good review to, a code with the date of their stay and their name for 15% off a stay one year from their booking date. We allow them to transfer their discount to friends and family if they want. We usually get a follow up booking. You could go back and message past quest with something like this.

what sort of visitors does your area attract ? Is it a tourist location ? What are your prospective guests ?
I would firstly decide the kind of visitor I m aiming for and then market my product accordingly.
You would also have to adjust your prices to the area and other hosts, try to make your accommodation stand out by either offering a special price, special offer, maybe an extra service or advertising it in some way to stand out.
I would also recommend arranging your pics differently and maybe some more pictures of surrounding areas and what’s available nearby ?

I have been a host for many years, since 2012. I have had several properities in one community. Two things I want to mention... (Your picutre will not attract women to book).. Im sorry to say that being a woman. People get their first impression about how you look. Your attire could be a little more casual, like tee and shorts, etc...Please dont take this wrong way, but I saw it immediately. Put a pic of yourself enjoying the local area.
2nd. Check all your competetion, same number of rooms, amenities, etc....Compare your unit to the other units.... OFFER more for the money... If they are 100 per nite you be 80...If you are in a commercial or industrial zone, be honest and accuate the positive of the location...Make your unit sound so much more than competition... Additionally, with your listing as a shared space and your picture- being an attractive woman- you may have men who are hoping for more than just sleeping arrangements.

maybe change your space to one apartment only as people may just read the 'share bathroom' in your description and decide they don't want to book without realising they could book the full place. I wouldn't book if I had to share. Try it for a short time snd see if that works, good luck. Regards Amanda

I would first change your rental to a full rental rather than just rooms with a shared space…. This is a bit confusing and can keep guests from seeing your space when using filters.
There is a lot of competition in the Phoenix market, it’s quite saturated so your rental needs to stand out from others. You have a nice modern space but the decor and pictures need to be updated. Blinds open for natural light when taking pictures, dusk works best for less glare, and they need to be lightened up. Even if taking your own pictures, you can lighten them in your phones edit settings making them brighter and increasing the exposure.
The kitchen is new and modern but the red accessories are really taking away from seeing it. Especially pot holders hanging from cabinet doors. Put the chair that matches the others that is in the living room at the bar with the others and remove trash prior to pics.
Hanging cords can be attached to the wall with cord covers and pieces of furniture placed directly under tvs would also help. Covers are a few dollars at hardware store and can be cut with scissors.
Choose one accent color and use it in every space to make the entire apartment cohesive. All white bedding and bedspreads will also help the space feel lighter and more inviting. It can be bleached for staining and washed with white revive to keep nice and white. You have a nice black and white rug, go with that and add black and white pillows and a throw to the sofa and black and white pillows on beds. Lamps and tables in the bedrooms should be next to the bed. Add a black and white rug under the bottoms of the bed to anchor the space and add warmth.
IKEA is a great and affordable place to buy inexpensive textiles and accessories. Drapery would also help in each room. IKEA sells very affordable rods and drapery that can be hemmed with an iron. White, black, or black and white would all look good. Just make sure to steam or iron creases out prior to putting them up.
Change your shower curtains out to white or black and white and add a piece of decor to the bathroom counter.
Don’t be afraid to paint furniture or accessories to bring a spaces design together. There are lots of free items on marketplace that paint could make new again.
Switch your main photo to a photo of the interior.
It’s also helpful to get on the app and add/change/move around pictures. Put promotions on dates with a discount of at least 20% to have your listing boosted by Airbnb. These things help the algorithm show your space more often.
