Instant Book basics
Instant Book is a powerful tool that allows guests to instantly book your home for available dates—alleviating the need for hosts to review and accept each booking request individually. Many hosts report that they earn more money by making the booking process easier for guests, and that they appreciate the convenience this provides. Listings with Instant Book also tend to show up higher in Airbnb search results. “The Instant Book feature has worked very well for us,” says host Antonio of Goa, India. “I keep the calendar updated and many guests book without my intervention.”
Keeping your calendar up-to-date is key to using Instant Book successfully. If you’re not able to do this, you could be surprised by unexpected bookings or end up canceling a reservation due to a scheduling error—an Airbnb no-no that could result in a cancellation fee. To ensure that your Airbnb calendar is always current, it’s a good idea to sync it with whatever calendar you primarily use (iCal, Google, etc). Here’s a tutorial on how to do that.
Tools for extra peace of mind
Some hosts may initially feel hesitant to use Instant Book because they worry that they won’t have much information about potential guests before booking. You can set your preferences to offer Instant Book only to guests who have received positive reviews from other hosts, and/or guests who have government-issued IDs. You can also create a custom greeting and include important questions (for instance, “Who else will be staying with you? What’s the purpose of your trip? Can you confirm you’ve read the House Rules?) that Instant Book guests will see during their booking process. After the booking is confirmed, you can follow up to ask additional questions if needed. “I used to require reservation requests,” says host Kristine from San Francisco, “but once I realized that what I was looking for in guests (positive ratings) could be handled automatically by Airbnb, it actually made more sense for me to use Instant Book to get the benefits of more views and bookings, while maintaining the same level of guest quality I enjoyed by reviewing requests myself.”
Why you might still get booking requests
Even with Instant Book turned on, there are cases where you might receive booking requests from guests. This could happen if you haven’t updated your calendar in a while, or if you’ve recently needed to cancel a reservation. Guests who don’t meet your criteria to book instantly might also send reservation requests. For any requests that do come through, you’ll need to respond by accepting or declining the reservation, or messaging your prospective guests within 24 hours.
Why some hosts don’t use Instant Book
Despite the many benefits of Instant Book, some hosts find that reservation requests work better for them. Annie, a host in Sonoma, California, uses reservation requests because she only offers long-term stays of 30 days or more, to comply with hosting regulations in her area. “I would love to use Instant Book, but there are a lot more logistics to figure out when you’re hosting someone for that long,” she says. “It’s more like having a tenant.”
Nichola, a host in Guelph, Canada, has an environmental sensitivity that requires her to keep her space scent free, so she uses reservation requests to ensure that guests are willing to agree to her very specific house rules. “I get migraines from scented products so I need to make sure my guests are folks who understand scent allergies,” she says.
Another reason to choose booking requests rather than Instant Book might be that your space has specific qualities that you need to make sure guests understand before their stay. Examples might include a private room in a home that includes pets or children, or an extremely rustic space that might be challenging for certain guests. Booking requests can be a good choice for assuring that guests are aware of all the unique aspects of your home before they visit.
Reliability is key for using Instant Book
Whatever decision you make, remember that Airbnb has strict policies around hosts canceling reservations, because reliability is a critical part of being a great host. That said, if you allow guests to instantly book and are uncomfortable with a reservation once it’s made (for instance, because your prospective guests are asking if they can break your house rules), you can cancel a booking without penalty using the online cancellation tool up to three times per calendar year. Just know that canceling a reservation signals that Instant Book may not be a good fit for you right now, so if you do this, Airbnb may send booking requests instead for your next few reservations.

The fact is ABnB give us the choice to use Instant Book or not. I appreciate having the choice. Personally I have tried both for an equal length of time and prefer the little extra personal touch and find I have fewer cancellations and feel closer to my guests.
I have been hosting for almost 4 years now. Instant bookings works very well for me and my guest.I am in new Zealand , so at the opposite end of time clock. So propective guest is able to book immediately without having to wait for me to wake up and respone to the enquiry, it takes away anxiety .
Only problem that I have had with with instant booking is when my calendars weren’t sinced properly and I inadvertently double booked and have to cancel a booking within 24hrs of booking, I got my super host status taken away. I have since sorted that out. Airbnb maybe should have a bit more leniency in this hard line rule.
Is it possible to have instant booking turned off on dates where I would prefer full occupancy to make the most of key weekend events?
Or does anyone have any suggestions, I am new to this and just learning as I go along.
I'm not sure that having instant book turned on or off for particular dates would accomplish what you are looking for. But if you are looking for much more granular control over length of stay for particular dates, the third party pricing services are excellent for this type of thing. I am using Wheelhouse. It does what you were looking for and is a really outstanding product.
I do not use instant book because I may be away on assignment and cannot just leave an entire 3 bedroom house unattended except for guests who will be out of their country, comfort zone and have to deal with the many aspects of an Island property, (we just had a hurricane!). I do a lot of picking up and driving around as transport does not include rental cars here. It would be nice to have a list of names of those arriving, rather than just one name. It makes it more personal when greeting at airport.
I do think it unfair to penalize hosts who are making available their most important and valuable possession to complete strangers simply because it takes one extra email.
I've never understood how Airbnb explains the cancellation piece of this. I cancelled an instant book once, and it knocked me out of contention for superhost status for a year, and it still showed up in my comments as a cancellation - how is that "without penalty"?
There was no mention of the other very real and very important reason that Hosts like myself do not use instant book under any circumstances: safety. Personal safety. As a single woman living alone in my home , I need more contact with guests before accepting a reservation for the guest suite in my home , so I require reservation requests. It is disingenuous of Airbnb Marketing to avoid this sensitive topic.
I’m in the same boat but after 2 years of IB I haven’t had any concerns with my guests. I have it set to require govt ID and a couple times with a third party booking or suspicious guest profile photo I have had to cancel the reservation and ABNB has not penalized me. If anything, my rapport with guests, and thus my contact with them, is much lower.
Personally, I am tired of airbnb "pretending" that they are giving the host a powerful tool when it can be a powerful problem if an instant booking comes without the ability of the calendars to be synced in real time causing a double booking on the calendar. Once again I can say that I don't feel that airbnb values the host or helps protect the host. Instead I feel like they threaten to take away super host status and push listings down in rankings very easily.
We are absolutely being penalized if we don't IB
We used to use instant book but had guests arriving within 30 minutes of making the booking and we hadn’t even had a notification from the AirBnB platform!! Apparently you can set notification timeframes but if AirBnB can’t get the message to the host in adequate time how are hosts supposed to be available and ensure the entire space in a homestay B&B is ready? Some hosts actually work so prompt notification is very important. We’ve stopped instant book for the above problems and so far AirBnB haven’t been able to resolve this issue for us. We had to cancel a booking recently and AirBnB waived the fee as a one-off BUT it still doesn’t bode well for hosts and needs these issues addressed.
@Gigi54 You can customize your settings so that guests cannot instant book on the day of arrival. You can opt to have your calendar blocked on the day of arrival or have bookings come in as requests so you can either accept or decline them based on your schedule..
I love Instant Book cause I get great people that have great reviews! Less worry
