1 or 2 night minimum?

Hi everyone,

I just had a successful holiday week with 8 straight nights booked. January is looking a little slow thus far with the exception of January 1st-2nd booked for one night and MLK weekend for 2 nights, nothing on the horizon. I have not been doing 2 night minimums but starting January 1st I decided to for Friday/Saturday check-ins. I'm near a popular ski mountain in NH. I'd rather have one night over the course of a weekend then none I guess but obviously would prefer two nights if people are willing to...? (Though maybe people aren't willing to, hence why January is looking bleak thus far... Or I need to be patient? Or it's just a slow month in general, Airbnb trends does say there are 40% less bookings currently than the yearly avg....)?

Just curious what other hosts suggest.

Thanks,

Cal

I change my nightly minimum stay depending on the season. In the slow months, I switch to 1 night minimum. It does help fill out the weekends, and I get more last minute bookings when the weather is nice (I’m near a national park in the Rockies).
That’s what I’ve found works best for keeping my calendar as full as possible in the off-season.
I also play with the minimums to get my summer fully booked, starting with 5 nights and working down to 1 night to get 100% of my nights booked during the high season.

Thanks! Just to clarify can you explain what you mean: "starting with 5 nights and working down to 1 night.."? Would you list 5 night minimum for June-August now, then as they book fill in the gaps by allowing 1-2 night stays in those gaps?
