Advice for new hosts

Looking for advice on managing rental from abroad.

We are considering buying property that we will rent most of the year. We live in the US and property will be in Sanremo Italy.

Suggestions for us regarding how to find property manager, cleaning, etc?

Hello @Angela3958

Thank you for sharing this hosting project; it indeed sounds exciting, and I can see how a local co-host would definitely be a great fit for your situation.

Please take a look at this guide: How to find an experienced Co-Host on Airbnb?

Keep us posted on how everything goes ✌️

Hi @Angela3958 !

I am a property manager in Liguria, let me know if you're still looking for somebody to manage your property  🙂

Cheers,

With the greatest respect @Lorenzo619 why would a host want to consider your  services when you have a 4.48 rating . Airbnb sees any rating under 4.6 as listings they can and do remove from the platform

wow thanks for your interest @Helen3

Maybe you should check the reviews on my listings  instead of the reviews on my profile

Those are old reviews, I was renting out my space as a university student at that time

The issue for you is that Airbnb looks at your total reviews and ratings it doesn't matter when the lower reviews and ratings took place @Lorenzo619

Airbnb knows I am co hosting 10 properties and shows the average rating on the "find a co host near you" tool for example, which is over 4,8 (over 300 reviews)

Thanks God not all people are superficial and just stop at my rating. They actually read my reviews, both on my profile and on my listings. Otherwise I'd be stuck managing my family apartment.

I'll take into account creating a new profile so only recent reviews got during my professional PM years will show up

Thanks, bye @Helen3

1. Presumably you've already checked if there are STR regulations and whether you can meet them

2 if so join the local host group on FB and ask for recommendations for a local superhost . Do take up references and make sure you have a contract .
