Critique My Airbnb Listings

Hi everyone,

We would be grateful if you could take a few moments to review our listings and provide feedback. All are based in Egypt. I have been facing issues with these listings starting from this month. Any tips are more than welcome.

I have been reviewing your listings and examining the market in your neighborhood as well.

 

Value for Money:
Your listings appear bright, friendly, and clean, but in Cairo and the Maadi area as well the markets are competitive. Take time to compare prices and quality with competitors. Evaluate what guests receive for €50, €75, and €100. Ensure your listings are competitive on value for money. If not, you risk being overlooked by guests and Airbnb's search algorithm.

Ranking:
Your listings face challenges in ranking. They're not prominent until zooming in closely on your neighborhood. Airbnb displays the 300 listings it expects to rent out easily based on various criteria: https://airbnb.com/resources/hosting-homes/a/how-search-works-on-airbnb-460?

 

Reviews
Enhance recommendations to improve ranking. Respond to criticism in reviews to build trust and potentially offset negative feedback. 
Guests carefully read what is written in the reviews. For many, good reviews are on par with good and inviting photos when deciding whether to book.

 

Generally, when looking through your reviews, there are some feedback comments that paint a picture of some details not always being quite in order. Make sure that the people preparing your apartments understand how important these things are to guests.

Calendar:

From July 1st, your minimum stay for all tree listings is set to 28 nights. This could lower your ranking as it's too inflexible compared to Airbnb's recommendations. If possible, open up for shorter bookings from July onwards.

Hi @Karen4131 

Thank you so much for your response. We have been facing issues with getting bookings for these listings. We have few more properties in the area and the one that was recently listed is also getting on track with few bookings. But these 3 are lacking for some reasons. Tried updating the listing title & description, reducing the pricing etc. Not sure what is going wrong.

Your tips to improvise will be really helpful, thanks!

I would like to add some ideas regarding design and the pictures chosen.

First of all, there are too many repetitive identical images across all properties. For example, in Ivory Petal, we see this with Picture 2 and 25, as well as Pictures 28 and 29. These are just two examples, but this redundancy occurs numerous times. Using the same images, or ones with only slight variations in angle that don't provide any additional information, is redundant and must be avoided.

 

My primary concern is the lack of decoration and accessories. The walls, tables, and shelves are all empty. Take, for instance, Picture 5 in Lily Mint, which shows an empty desk and two empty shelves (by the way, please remove the ironing board). Instead, consider adding some plastic flowers, a candle, a small vase, or a nice picture from your country. Visit home decoration stores to find items that you find aesthetically pleasing and use them to decorate your properties.

Look for inspiration in other properties, not just focusing on price but solely on decoration ideas. On the walls, consider hanging colorful posters and graphics that reflect the local area. Look for contemporary artwork and avoid using photographic pictures!
