I would suggest beef up your profile, If I am booking a trip for 14 people give me some confidence in you as my Host. Especially when your property is for a certain market, large group. Use Airbnb Guidebooks highlight attractions and do like winter and summer books. Do a book focused on an adult group then a book focused on multi family guests.
Remember being on Airbnb's website gives you benefits of guests searching on the internet, You have to highlight "Keywords" that a potential guest might search for so your property listing is displayed.
You are a high-end property. You are not sharing features for buyers, and your tone is just very normal when it comes to your bio.
In your description, you mention accommodations like "7 bedrooms, 7 bathrooms." They can already see this as the third thing on your listing, so why repeat it?
You're changing the guests' minds right from the start. Your tone doesn’t encourage them to book.
What I see are difficult words to read for this high-end property.
Hello Denis, first of all wanted to say that a beautiful property! Really well designed and nice pictures. Agree with some other comments to make the tone of the listing more encouraging, seems like a lot of rules in the main description. Perhaps this could be included under the 'house rules' section , not the main text body itself? The additional rules can also be simply sent as a message to the guest after booking. Also try to play with chatgpt to make it more friendly but luxurious sounding 🙂 wishing you all the very best success with your listing, I'm sure there will be many fans of your beautiful home!

The intro hits the high points (value proposition), then the focus becomes on the rules. Focus on the value prop in your entire listing. Frame things as what your guests GET to do by staying there rather than what they CAN'T do. House rules have their own place, so remove them and optimize your listing space. If there is a rule or 2 you think would affect booking decisions, add them framed as their value.
example: to cover WILDLIFE , HUNTING, CAMPFIRES: "Enjoy forest views and even see deer and moose from you campfire right on the property. We'll provide all the guidance you need to be a good steward of the land and wildlife."

Your place is absolutely amazing and very luxurious, and as I am from Egypt if i decided to visit your space I will be missing coziness, although there is heating system and fire places which is enough, but the colors and lack of curtains and rugs is very important as it add this warmth to the space, specially it’s in an area where the snow is everywhere, I would add some curtains and colorful cushions to add warmth and coziness to the vibe. Also you can suggest to make a hunting experience for those who never tried before but would like to go through the experience.. if this is Lao what you do.. a guide book for what a guests can do if they are new to the country and the culture.
