Hi everyone! 👋 I’d love some feedback on my Airbnb listing to improve the guest experience and attract more bookings.

I recently started hosting again after seven years, and while I’m excited to be back, I want to make sure my listing stands out. I’d love insight on anything that could be improved—whether it’s my photos, description, pricing, or amenities.
At this stage, my main challenge is optimizing pricing and making sure the listing feels complete.

A lot of my friends who are also hosts use Pricelabs. I do not. I have every night the same price even on holidays. It seems to work with my listing.

My suggestion is many hosts overlook the category ratings for their listings. Just because the guest gave you an overall 5 stars on like your bedroom listing the individual categories none are rated a 5. This does affect your listing and how Airbnb displays the listing. Usually, minor things but you want to address.
Thanks for the insight! That’s a great point, category ratings can sometimes be overlooked, but they definitely impact visibility and guest perception. I’ll take a closer look at mine to see if there are any small tweaks I can make to improve them.
Have you found any specific changes that helped boost your category ratings?
I find in most categories like location or value especially when the guests aren't all mad and complaining in reviews. It isn't a bad listing, they liked it but the guest had a bad expectation. Usually tweaking the rental description to avoid that situation either the guest thought wrong or the thought was right but the guest didn't realize. Might be as simple as you know of a hole in the wall market 1 block away they don't so they are traveling 5 blocks for a soda. If the neighborhood was bad or unsafe guests are vocal in this case you have to put on your detective hat and figure out the subtle reasons,

I try to be as clear as possible in my listing, but this has me thinking—maybe I should highlight some of those lesser-known conveniences to make guests feel even more at home.

No actually we just launched our first property in October! It's really been fun! We've been blessed with some amazing guests. And Iove the design part of it as well!

Your place looks beautiful and welcoming. There s obsolutely nothing I would change.
I would definitely work on the backyard with string lights , plants and even add a firepit.
I think the listing looks great. I would definitely stay there. I love the furnishings and the wallpaper. I would suggest moving picture 29 closer to the front just because the exterior is beautiful. it’s very Miami vibe and it helps people visualize the type of space they are looking

I would agree with one of the other comments, the back garden with table and chairs looks a little bit stark and would be lifted with the addition of a few plants and create a mood with twinkly lights. Maybe an early evening shot after sundown?
Pricing is tricky. I give a 25% discount for stays of 7 nights or more but I'm not busy enough.
The cleaning fee your are asking (almost the nightly rate) is way too high in my opinion, that may put some people off.
Do you do social media? Your pictures would lend themselves for Instagram. And it's a good place to show attractions in the vicinity.
One tip: you can create a custom link to your listing right at the bottom of the listing editor. It ends up like mine below, the bit after /h/ is the name you give to your listing. That's a nice way to share the link, better than an endless string of numbers and letters.
