Critique my listing - Lyons, CO

Thought I'd throw this out there to get some thoughts on our listing - it's been active for a year and we haven't made many changes to it.

@Cory249 Looks beautiful! I'm new to hosting and it looks like you've had a really successful booking experience - I should be asking YOU for advice! My only thought would be to add some shots of that glorious view in the different seasons - I bet it looks amazing in the snow! 

Your property is beautiful! The only thing I would add are a few plants.

Wonderful listing! 

Overall, your home is beautifully presented for guests. I appreciate the notations of supervising children playing outdoors in what would be to many an unfamiliar environment - definitely something to add into the property as a physical reminder as well in case the house rules are missed!

As a guest myself, I always appreciate descriptions that walk me through the home, so that I can understand where I'm staying, where my guests are staying, and how I will be enjoying the space.

I love to hear details about each room - does the master bedroom feature a walk-in robe? Does it have amazing views? Is it uniquely designed? Share the details that you think guests should know here. I've already clicked on your home, now is your time to convince me to book. 

Your home has a gorgeous kitchen, tell me more about it, how can a guest whose never stayed before, use the space to create a culinary masterpiece! 👨‍🍳

@Cory249 Looks a great listing with lots of detail.  Well done for making it upbeat.

 

The only thing I’d suggest is regarding the washing machine.  Here in the UK, guests look for that and it’s more important for longer stays.  Not having one listed in the amenities section might put people off.  The other thing that struck me in the listing is that you have a multi-story car park available.  Again, from a UK perspective, that’s a surprise and would imply that it’s a very busy place.  You might just want to say “ample parking” and let the rest of the listing speak for themselves busyness of the place.

Great job on your listings! 

All I would add is some additional photos of the bedrooms (different angles) and close ups (those beautiful items/ decorations with blurred background. I got a bit scared by the wild cat and that night image of another... but it may be appealing to others :). That's great you are advertising it for nature lovers. Also, are there any hiking groups, trips organised in the area? Or rafting/ kayaking? I would advertise the local attractions also for families with kids or adventure seekers. Perhaps you could get a kayaking set or bicycles? Or maybe there are rentals? I would add some exciting photos of the activities in the area.

I don't allow pets at my place and ask that kids are not left outside alone b/c of the wildlife up there!  Not really looking/hoping to scare people, but I need them to be aware of that fact that being outside at my place could have some dire consequences if you're not aware of your surroundings!

 

I do need to do a better job of having local attractions information available at the house (and maybe a pic of them) - that might cut down on the number of pings I have with my guests beforehand (not that I mind providing the recommendations and getting to know them somewhat!)

Such a stunning location and property!

I'd just add more 'lived in' shots so guests can imagine themselves staying there. At the moment it all looks a little empty and un-cosy. For example: add a cup of coffee and a book on the bedside table, dress the breakfast bar in the kitchen with some breakfast items; croissants, orange juice (will add colour too!) place a bottle of wine and two glasses on the table on the terrace. Just some thoughts..

Didn't even think of that!  I like the idea!  (I was just soooooo happy that ALL of the work to transform that place was done!)

Overall, excellent job and excellent place! I'd enjoy staying here. 

 

Since you're asking for advice, I'll mention 3 quick things that struck me. Of the 33 pics, only 8 are of inside. The wildlife pics are great, but more pics of the inside might be helpful. 

 

In the About This Space section, you list available 2024 holiday dates. May want to update that for 2025. 

 

Also in the About This Space section, you mention a max of 6 people but better suited for 4. However, in the house rules, you have a max of 4 guests. As a potential guest, this would be confusing to me.

Thanks for the tips!  I thought I took out the 2024 holidays info months ago!  And changed the 4 guests to 6, still stating that 4 is probably best (one bathroom and all).  Will work on pulling in more pics of the inside!

It's really important to define mission statement for each project. I feel that Airbnb is more like widening your family by ensuring a family hosting and caring some essential needs. If some money is earned on the way, it's always welcome. Adjusting costs to lower ebb of the market would also pay.
