I have been hosting a private room on Airbnb for 16 months, and my major worry is limited bookings in my listing. I am eager to boost my hosting activity this year.
I would appreciate it if you could review my listing, point out any weaknesses, and suggest possible improvements.
A unique aspect of my listing is that I can only accommodate female guests, as I am a woman living alone in the house.

Not sure why I was asked for an opinion, but am happy to oblige. I am confused by kitchen access in this one bedroom. It says full kitchen, but down further in the listing it says No Kitchen, No washer and no dryer. It says Microwave and LG fridge in Amenities - is that all the guest has access to? The kitchen photos show a stove, oven, etc. If that could be clarified, it might help. Otherwise I think the listing is fine.

With respect to your question on the amenities available for guest use, the current setup restrict access to the stove, oven, washer, and dryer.
Considering that I am running a short stay model, I decided to limit the amenities a guest can access however, i am open to suggestions and changes.

Overall I would say your listing looks good but as another host commented, I would clarify the kitchen access. In the description you may want to clarify partial kitchen access, also clarify if it is a shared bathroom. And a couple of things to possibly help improve even more….add an open laptop to the photo of the desk so someone can envision themselves using the space. A nice chair in the corner of the room would also be a nice addition if someone were to want to watch tv or sit and read in the room. Best of luck!

Hi! It does look like a nice space. A little bit of warmth on the floor wouldn’t go amiss. Consider an area rug next to the bed — the photos look a little austere. Most importantly, the spaces look clean and bright. I would want to stay there! Since you only want women as guests, I recommend you add to your note something like: “Since I am a woman-run Airbnb, I only welcome female guests.” I might also consider putting the words ‘relaxing, private space’ into your headline. I would also mention somewhere that the room is supplied with a clean yoga mat (fyi they can be put in a gentle wash cycle periodically) and maybe some reading materials, books or a TV? Even if no TV, I would definitely emphasize the power of your Wi-Fi and that the room Is ready for work from home.

Photos:
--Make sure all windows are FULLY open and all lights are on-- some photos vary in lighting and look uninviting. The photos need to be straight. I noticed some of yours are crooked which look unprofessional. You can also edit your photos to make them brighter. I love the Macbook app Evoto. You do have to pay but it brightens up the photos immensely and you can have a preset filter for all your photos so they flow.
Amenities:
--No washer/ dryer is a bummer.
Bedroom:
--Add a side lamp. The overhead lighting is a bit harsh.
Your place looks perfect for Travel Nurses! Maybe you should look at longer term renting sites (30 day+) and they can make you more $$.

@Olubunmi6 Looks very nice, I did not see the pricing or the comps in that area but I believe if you would do a prequalified couple with good reviews or look at more long term for people like traveling nurses may help. Best wishes.
