Hi,
my listing went live on air bnb this week. I’ve had one booking so far - within 10 hrs of going live. I’d love some more bookings and would appreciate some feedback on my listing.
heres the link; https://airbnb.com/h/simpleprivateroom
many thanks in advance, Rachael
@Rachael321 I think it all looks fine. I wonder if your pricing is competitive but the only way for you to know is to compare to other places in your area.
One minor point - I thought the birthplace of the Industrial Revolution was in Ironbridge Shropshire.......
@Mike-And-Jane0 Hi there, thanks for taking a look and giving me some feedback: really appreciated.
Ive checked out other listings nearby and it seems to be a competitive price. Do you think it’s too high or too low?
ahh haven’t heard that before - I’m pretty sure it began in Cromford/Derbyshire - we have the very first mill in the world and also the very first factory too…
but I do know iron bridge was also pivotal. Thanks again
@Rachael321 I couldn't decide if you were too expensive or too cheap. We don't charge much more for a 1 bed flat but we do have a cleaning fee etc.
Sweet listing, @Rachael321. Some feedback; feel free to ignore or otherwise.
Shouldn't it be Private room in cheerful cottage vs Cheerful cottage with private room and garden?
As lounge access doesn't seem to be allowed (same as my place) it's probably not a good idea to include a photo of it.
>>Guests can access the bedroom, shared bathroom (I live alone), kitchen for washing up and washing machine, garden.<<
Where do guests prepare their breakfast; where's the kettle/toaster if no kitchen access (than for washing up)?
Being that you're in a rural-ish area, you might want to mention your broadband speed; be it good or bad. Oh, and mention in your blurb there's no TV.
Pure pedantry, I know, but these should be capped; The cottage is surrounded by great walks and a central location in Derbyshire, with easy access to many places of interest etc., including chatsworth house, bakewell, matlock bath, haddon hall.
Hi there @Gordon0 - many thanks for taking the time to have a look at my listing and for the detailed feedback: some good points! And yes I can be a bit lazy with caps sometimes; I’ll amend.
the room is quite large and all of the breakfast making stuff is in the room: inc kettle and toaster. Plus a table and chairs to sit at. I’ll make it clearer in the listing.
perhaps the pic of my lounge makes it confusing - I read that including pics of other rooms in your house can help people to decide whether to book or not….
I don’t know my WiFi speed…
thanks again - I’ll update with your pointers.
You can do a quick wifi speed test in the airbnb app. It's in the listing checkbox where you can also check the box 'Wifi'

No, don't include photos of space that guests aren't allowed access to. It's just confusing, could lead to misunderstandings, resentment and bad reviews, which is not what you need as a new host.
Why would you want to encourage someone to book based on photos of spaces that are not included in what you are selling? Believe me, it's best to be as clear as possible on your listing as guests miss even the most obvious stuff. Do not rely on them to actually read all of the listing details. Some will look at the photos, price, location and nothing else, so it's super important not to be misleading in the photos.
Thanks for taking your time to look at my listing and give some feedback re: photos.
greatly appreciated.
Pics 1 & 8 and 2 & 4 are the same. What about some more pics of the bed from a different angle (rather than straight on) and some of the bedroom on a sunny day.
Do they have access to the kitchen? If so a wider, more comprehensive view or ditch if they don’t have use to it.
Hi there @Amanda660 thanks for taking the time to have a look at my listing and for your feedback.
pics 1&8 are slightly different - but I can see why the seem the same; that’s
2&4 - 4 is a photomontage
I have lots more pics of the bed from different angles: so I’ll upload some; thanks
i quite like the pic of the kitchen: guests only have access for washing up - so I think this suits the limited access. It also adds a sense of how the cottage looks/feels - which I’ve read is important to guests.
thanks again - greatly appreciated.
