Id be happy to provide some constructive feedback on your listing: 

 

- I think your hero photos are great!  The ocean and sky colors really pop and grab your attention!  If I may suggest, you should consider adding in the picture with the gym and and ocean view (currently your 7th picture) into onto of the top 5 pictures just to highlight that amenity. 

 

- All of the gym and pool pictures do show up a tad blurry or lower quality when they are clicked into and enlarged.

 

- There is one picture where you show up in the reflection of the TV - maybe consider editing this one.  Same with the bathroom picture - it is a tad blurry and your phone shows up in the pic.  I know if you have an Android there is a "remove object" under edit picture (if that's helpful to you).  It also appears that there are some stickers on the TV that could be removed.

 

- Consider adding some pops of color in the room - even just some bring pillows and maybe a green plant and a few pictures on the wall.

 

- In the bathroom, instead of the baskets under the sink, consider putting towels there!

 

-  Finally, I'm sure it is very hot where you are so forgive me if it is just the standard but just the sheet on the bed feels a tad lacking - if you can add a white comforter or white fluffy duvet of some sort it will make the bed look more comfortable and inviting.

Your main problem at the moment is definitely visibility. I couldn't find either of your listings when I searched with flexible dates in Barra for 2 and 4 guests respectively - they didn't come up on available 15 pages for me. Many times I thought that I saw them, but in both cases there are other Airbnbs in the same building, some with similar photos.

It's crazy how many listings there are in your area: they all look absolutely perfect, great amenities, and most have very reasonable prices and high scores. It looks like a tough market to me!

 

I've taken a look at your calendars and you do seem to have quite a few bookings in place (unless the dates are blocked for another reason)? If those are Airbnb bookings, it could be that the algorithm is giving a fair chance to other listings when guests search for flexible dates right now. Of course, if I searched for dates that you specifically had available, you would rank better. But I wanted to see how you appear in results overall.

 

Here's what I suggest you do:

1) I don't think in your market you should have anything but a flexible cancellation policy. I know many hosts don't like it, but guests and the algorithm do like it. It's possible you will get last-minute cancellations, but in your case I think it's a risk you should consider taking. There seems to be very little difference between all of the "perfect" listings in the area.

2) Make sure you've checked all the relevant amenities. In a full market it's easier to get hits when people use filters for things that you have, it's difficult to rank well when they search without filters.

3) Do a search of Barra and specifically look at the other listings in your buildings. If your prices are higher, it would improve your average ranking if you lowered them. But as your calendar is fairly good for the summer, perhaps it's better to relax the cancellation first and see if the open nights fill up that way. If it doesn't help enough, consider lowering the price to move up in the search results.

  • Pricing and Reviews: If you're just starting out and reviews are limited, consider offering a slightly lower rate to encourage bookings and build momentum. Make every guest's stay exceptional so that they’re motivated to leave a glowing review.

  • Local Tips: Guests love insider knowledge! Include a guide to the best spots nearby—restaurants, attractions, or hidden gems.

  • Response Time: Quick and friendly communication is a big part of being a great host. Guests appreciate timely responses and a welcoming tone.
