Critique my listing - Ryan in Chelan, Washington

Good afternoon, we just launched our first Airbnb Jan 1 of 2024 and have had some bookings so far, but unfortunately we had to pull down the listing for a few weeks recently until we received a permit. As of yesterday, we "unpaused" the listing and it is back up. It is a very unique and special setting, and we are trying to showcase that in the pictures and description - would love any feedback from this awesome community.

 

Even though we have had several guest stays, we've only had one review (and it was 5 stars). Our guests get to use the entire cabin, and we (the hosts) live in a farmhouse about an acre away. The cabin was originally a barn from 1901 that was converted, with all the amenities. It sits on our 30-acre vineyard, on the water, and is next to one of the largest and most popular recreation areas in the state of WA. That all said, however, it just has not gotten a ton of traction, albeit we are very new here and just listed. Trying to evaluate what can possibly do to improve the listing, pictures, and reviews. We set pricing originally using Airbnb, then moved to a Pricing Labs trial and have kept that pricing in effect, even though our trial is over. We are trying to determine if it makes sense to use a PM service (such as Evolve, Hostaway, Guesty) and/or pricing service (such as AirDNA or PricingLabs). Any guidance is greatly appreciated!

*Reviews: While you can't control what reviews say, you can encourage their occurrence. I recommend prompting satisfied guests to share their experiences. Always respond to reviews proactively to show your dedication to guest satisfaction and ongoing improvement.

 

*Pricing: Maintain competitive pricing that reflects the quality and amenities of your accommodation. Be transparent about any extra fees or required deposits, informing guests upfront to avoid any surprises.

 

*House Rules: Clearly articulate the house rules to minimize any misunderstandings. Ensure they are reasonable and communicated effectively in your listing to set accurate expectations.

Implementing these focused enhancements can make your listing even more attractive and likely increase your booking rate.

 

*Advertise on social media:  Enhance your listing's visibility by advertising on social media platforms such as Facebook groups, Instagram, and TikTok. These platforms offer powerful tools to target potential guests, showcase the unique aspects of your property through engaging visuals and videos, and build a community around your listing. Tailored posts and strategic advertising can significantly increase your booking rates by reaching a broader audience interested in unique travel experiences like yours
