Hey everyone,
There are many different ways to strategize your Hosting business. From offering Short Term Rentals versus Long Term Stays, separate rooms versus entire places, there are many ways to personalise your business approach.
One big consideration in this is how you set up your listings. You might own multiple properties, and have to juggle bookings constantly. Even if you own only one property, having multiple listings can help with renting out separate rooms, and a proper setup can make it very easy to keep track of your listings, guests, and availability.
Do you have more than one listing? Why did you choose this strategy and how did you set it up? Does it benefit you to have multiple listings?

It's easy. Just make the 'entire place' variant the master listing and link the 'private rooms' to that. If the entire place gets booked all the private rooms are blocked. If any of the private rooms are booked the entire place is blocked but the unbooked rooms are still available to be booked individually.
Where it becomes difficult to manage is when you have several variants of the entire house. In my case, as well as the three bedroom variant (the master listing) and the linked private rooms, I also have linked two and one bedroom entire house variants. When either of these gets booked they automatically block the (master) three bedroom entire house variant, but as they are linked listings and as such have the same status as the private rooms, they won't block the private rooms, with the result that I have to be on top of managing my calendar to avoid double-booking.
And to add to the complexity, I also have an 'events allowed' (small events that is) variant of the entire house (for which I charge a lot extra) and two variants of the three bedroom entire house listing; one has the cleaning fee folded into the nightly rate via using length of stay discounts and the other has an explicit cleaning fee.
I set this up as an experiment to see whether guests had a booking preference for (ostensibly) zero cleaning fees and also to find out what impact explicit cleaning fees (and their absence) had on guest behaviour. The simple answer based on my (albeit limited) sample to date is that it doesn't appear to make any difference to how they leave the place on checkout.
It's impossible to assess what impact cleaning fees have on propensity to book because to do that I would have to make everything about the presentation of the two listings identical, i.e. photos, order of photos, text etc and I haven't done that (for reasons that are too complicated to explain here, and anyone reading this is probably nodding off by now anyway).

@Louise0 Thank you for the information. I took a look at your listing and it looks like you have 1 home with the ability to rent the rooms individually. I wasn't able to see what the Master Listing Title was and wasn't able to determine the pricing assigned to the space(s).
I have 2 homes within one structure (aka: duplex). Each of the home are listed separately on Airbnb. How would you suggest, making a master listing and still keep the 2 homes available for individual bookings. A person could rent both homes together or just one of them and the other would be rented by someone else.

In your case the entire place - i.e. the whole building - is designated as the master listing and link the other two to that. It's pretty straightforward, so I'm not sure what aspect of it you need help with. Is it that you don't know how to designate a master and link listings to it?
The procedure is -
Set up individual listings for each property
Got to Edit Listing for the one you wish to designate as the master listing
Click on 'Pricing and Availability'
Scroll all the way to the bottom
Got to 'Calendar Sync'
Click Edit 'Linked Airbnb Calendars'
Click 'Create Linked Calendars'
The rest should be self-explanatory

I have listings in two of my homes. In one of them, a three-bedroom house, I rely primarily on a whole house listing because it suits the market, although during the pandemic lockdown I rented individual bedrooms to traveling medical professionals.
My other house is pretty large. It has six bedrooms so I have multiple listings spanning the range from one bedroom, to two or three bedroom groupings (the latter being each of the entire floors, ground or second) and even a whole house listing.
@Norman21 That's a very interesting setup! How do you manage your calendars when one of the multiple-bedroom listings gets booked?
Do you think your three-bedroom house would benefit from this system too, or is there no need to look into that yet?
@Norman21, @Sybe The calendars run separately on Airbnb so they do not get mixed up or double booked. I think a three bedroom house would benefit also. Sybe said there is a person that knows how to list the duplex as 1 opportunity in addition to keeping the listings separate. I am looking into it now and will let you know. Sybe is also on this reply so maybe he can shed light on the subject for both of us.
