Hello Hosts!  Im curious?  Do you use "Smart Pricing" ?  If so, how does it work for you?  What are your minimum and maximum ranges?

As @Fiona256  says @Eileen462 our pricing strategy will be based on pricing for our listings in our locations.

You can do your market search by looking at comparable listings for pricing in your area.

@Eileen462   I do not use smart pricing.  The algorithm cannot comprehend events in your location so it cannot adjust pricing accordingly.  I also found that smart pricing (when I tried it out) would undercut my low price setting, which I had set as the minimum that I would need in order to maintain my slender profit margin.

So I call it "not-smart" and have it turned off.  My property has a value that I will not compromise on for "heads in beds".

Hi @Eileen462 ,

I do use smart pricing and it has worked for me. I check out what my 'competition. is charging and adjust my minimum and maximum accordingly. I keep my minimum nightly price at a fixed rate, use discounts for longer stays and have used promotions with sub-par success.

Hope this helps!
