Eagles' Rise, Glenveagh National Park, Donegal, Ireland

Hi,  my listing is Airbnb 5* and I was made an Airbnb super host but I am not getting many bookings even though the house is the closest listing to the National Park.

I would love some advice from more experienced hosts.

Yes, I have changed the listing to instant book and changed the cancellation policy to firm to see if that makes a difference. It is a short 12 week season here. Hopefully bookings will be from people who were as careful as our experienced guests to date.

Given the high cost of living in Ireland it would not be viable to reduce the prices or 3 night minimum. I must examine the number of guests / price issue.

@Patricia4949 I now see you in the 4th row of page 1 for Glenveagh, so it did make a difference! It looks like if you're willing to relax the cancellation a bit, you could move high up on page 1 without having to do much about price. 

If you feel uncomfortable with Instant Book, you could also try the combination of Instant Book Off and Flexible Cancellation and see where that lands you.

What's demand and supply like in your area for your sort of listing @Patricia4949 many markets are oversaturated. 

There are very few listings in this area as it's quite remote but ideal for hill walkers, bird watchers and people who like peace and quiet.

I appreciate that what you need to understand is what demand and supply is like to understand whether your market might be oversaturated @Patricia4949 

How do I do that I wonder?  On the Airbnb map mine is the only listing beside the National Park. It has 4 Bedrooms, sleeping 6-7 people with off-road parking for 2 cars.

I don't know how to assess demand. Donegal has consistently been in the top 4 places to visit worldwide on Lonely Planet and the National Park is the no. 1 tourist attraction in the County.

Your reviews are fantastic and your listing looks complete (when you have time, you can click on every single area of the listings tab and just make sure that there's nothing else that you can add or complete to please the algorithm, but I don't see any major gaps).

 

When I search for Glenveagh, 6 guests, flexible dates, you're in the middle of page 2. When I do the same for Donegal, I don't see you in the first 5 pages.

The first thing you could consider is a friendlier cancellation policy. If you're willing to go to free cancellation, that's first prize and will help your ranking. If you're willing to use Instant Book, that will also help.

Try these to the extent that you see fit, and monitor how much it helps. To do this, search for your property in Private View using a search term that your guests would use and choose specific dates that you want booked. Make the changes and see how your position improves.

 

Unfortunately, to make any big upward move, you'll have to come down in price - that's the best way to get you to page 1 for Glenveagh. Perhaps try a custom promotion first (for a limited period close to now) and see how your listing moves. I think your price looks more or less in line with what I see in the area, but there are also quite a few cheaper options for 6 guests.

 

At the moment you seem to charge a flat rate for 1 to 6 guests. There are two things you need to consider here:

- A flat rate is great, as it keeps things simple. But at the moment you have little chance of attracting fewer than 6 guests. If other listings in the area charge per guest, you'll likely be too expensive for those who are fewer than 6.

- You mention in your response above that you can sleep 7 guests, but your listing's maximum is 6. I don't know whether you're keen on accommodating 7 and whether this would make your place more marketable, but you could consider adding the additional sleeping arrangement to the listing.

 

You have a 3-night minimum which could also be reduced if needed, but I assume this is there to keep you sane as a host. Perhaps focus on cancellation, possibly instant book and specifically price, and then only tamper with the minimum stay if you have to (this may be necessary in the off season).
