Feedback on my listing

Hello everyone! I am Dee, a host with a listing in Kingston Jamaica🇯🇲.

 

I’m looking for advice on how to elevate my Airbnb space

Hello @Dee2032! Welcome to the community. Your listing is great. I would love to book it if I were visiting Jamaica. I love your plants! So beautiful. 

 

Something you could potentially improve upon is photographs. Close-ups are not necessary and are not helpful to the viewer, as long as you have listed the amenities/appliances in your list in other areas. 

A bunch of photographs of a bigger angle of the rooms goes a long way. An angle or a direction that shows the furniture present in the room with good lighting. It also shows how big the area is.

 

Make sure you have centered any pictures or photographs or paintings that you have up on the walls in your space. It looks pleasant and balanaced to the eye and automatically creates a positive experience.

Hi Dee, everything looks great, makes me want to book a trip.

 

is it an extra sofa in the bedroom? If so, you may want to add it to the description and say if it can be used as a bed (if that’s an option).

 

Try adding notes to the pictures of the cars saying they are available for rental as well.

 

You have detailed information about the rental, which is great. Perhaps adding some of those details to the pictures too. I notice guests will look at photos more, so that should help explaining photos.

You overall rating is below the Airbnb Standard of 4.8 which lowers your display when the Airbnb Search displays.

It looks like you just had some new listing bugs that have been fixed.

Try to ensure April Reservations are happy.

Since only one mention, I figure an exaggeration about neighborhood.  I would suggest though add just like 2 pictures because you mention walk to public transportation  Just squish any concerns.

It says No Hot Water is that correct?

Use an Airbnb Custom Discount for May dates.  20% discount Airbnb will promote your listing.  If a usual reservation is 7 days with a Custom Discount maybe 3 days discounted 4 days regular price.

You also want to show your listing is active, even small changes update date modified which the Airbnb Search Engine reads
