First Timer--Can you please critique our posting?

Hi, We are new to this. We have four bookings, but it seems like its slow to book despite our best efforts. We would love any feedback our our listing, and any other tips you could provide.

It is lovely. Found one typo though "expceptionally", do edit that. Which is the closest airport or train station? DO you stay there, as well? Or close by?

@Michael7511  Your place looks really nice, however I'm concerned about one thing. You have it listed as a 3 bedroom. Because I can read and comprehend, I understand that you are considering the loft a third bedroom. (correct me if I'm wrong) 

 

Trust me- You're going to get a guest seeking a refund because it's not an official bedroom. Most guests don't read, but they're happy to ask for money back even if they're to blame (for not reading.) I think you need to explain clearly in your description about the loft space, but not list as a three bedroom. You don't have to change your capacity, although I would-I think the two beds in the loft is just a bit weird- I wouldn't want to sleep like that- but I think the third bedroom thing will come back to haunt you. For all of the wonderful guests out there, there are also scammers who will look for any excuse to get a free or deeply discounted stay, and that "third" bedroom is a great place to start. 

 

Other than that, I would curate your photos some. There are a few too many of the living room space. I'd also rearrange them somewhat: work some of the bedrooms in earlier, and group kitchen with other kitchen, outside with outside, etc. Easier said than done, because the photo tools here can be extremely frustrating. The first five photos should be the WOW factor ones. 

 

Also, your check-in and check-out times will be a problem if you plan on doing any same-day turnovers. You've only allowed for two hours in between guests. 

 

Overall, you've done a good job of setting up the listing, and I hope you'll be very successful. Good luck. Kia
