Please critique my new listing, Dawn from Virginia
We are about 2 months in with great reviews but still feel like our listing is lacking. Any advice/ feedback would be appreciated.

Fine, fine place. Just could use some work on photo arrangement. Walk the viewer as you are having a visitor.
The first pictures (first 5) should include a 'where-am-I-staying' photo; meaning the lovely one of the house which unfortunately is buried way down your photo list, and also in the first 5 include 1-3 sample ones of the quality of your interior. The browser now got a 'taste' and will start looking further. After the opening 5 then comes interior and perhaps then outside again showing pergola (lovely photo!), etc. Also...
Make a clearer 'transition' between your place and the neighborhood, the one showing the town vs. the mural is a stronger demarcation, the mural is a subset of the town; I got the erroneous impression the mural is in your property.
Personally, the pricing I am at the present time is that standard prices are better than odd numbers: $225 (for first 2-4) maybe is better than how it is now, and then $25 extra per person (the next and last 2). Easier increments to follow. However, $250 (2-6 persons) is also a good candidate; you make more with 2, less with 6 but maybe 4 will turn out most common.
Random thoughts, but maybe some will prove helpful. The best of luck. 🙂

Beautiful place! I would suggest trimming down the photos, a picture of the dogs? Unless your place is pet friendly, I would remove that. Some pictures could be combined like the projector and picture of door. And agree about the order of photos. The pergola picture is beautiful but not sure if it should be your first picture.
