Hi there - We have three properties in Raleigh-Durham NC and we have them currently listed as STR and want to make the switch to MTR but don't know the best way to go about it to optimize views and comply with Airbnb policies. I know the basics ie length of stay and discount settings but looking for guidance to avoid pitfalls from other seasoned hosts who use the platform in this way. Thanks!

I would also take a look at listing the properties on other sites that specialize in mid-term rentals. They offer more protections for Hosts doing MTRs than Airbnb. I would list both on Airbnb and these other platforms.

@Joan2709 has recently updated the host guide on accepting long term rentals on Airbnb which are stays of 28 days and over. It's a must read and I think it will help you in manouevring into MTR!

Actually the first task is there a market for what you want to offer?
What is the market? What type of rental are they seeking?
I do probably what is considered MTR rentals. I rent to contract employees. Day range varies but I don't set a 28 day minimum but normally my contractors are with me 30 days and some up to 180 days.
-My MTR might have different priorities then your MTR renters. You do need to make sure you protect yourself, but you have to know what the market wants in order to make correct decisions for you
I would say my market is a mix. I've seen digital nomads as well as traveling medical professionals. My Durham NC property is a 1 mile from Duke University and Duke hospital so I've had grad students.
