Hello fellow Airbnb Host. Need some opinion please pos or neg all good.

I'm currently new to Airbnb and have no experience, I'm looking for some insight on my property and what to look forward to.

Location is In Garland TX **

Gorgeous house David 😊 But there is some important information missing so you need to go back onto your listing and you'll discover new sections that you can fill in to describe your space.  Initially we only 500 words to describe our listing but once live, we have way more room to fully illustrate what we're offering under these new sections with no word limit this time😊  

 

Each host has their own style but I like to make bullet points of sorts so that guests see at a glance what my place offers.  If it reads too much like a book, guests may be less likely to read the whole thing😉

 

Here are a few suggestions to consider:

 

==>Change "Beautiful lot" to "Beautiful home" sounds better to me

==>I can't see where 12 guests can sleep? According to the sleeping arrangements that show up in the "Where you'll sleep section" there are 3 bedrooms with 5 beds

==>Can 12 chairs fit around the dining table?  Or do guests have to be split up over the bar table?  

==>I would put the orange throw on one of the sofas rather than on the soft fabric low off white table.  I would be worried of spills personally on such a nice piece of furniture.

==>If you have a garden, mention if it is gated as you seem to be targeting families.

==>You have a pool so I would put my house rules that the children must be under adult supervision at all times.  Here in France there are strict security guidelines when renting homes with pools as the owner is held responsible.

==>Bathroom 1 & 2 - put the loo seat down! Sorry I have a thing about this🤣 And try and get a wide angle shot of Bathroom 1 to show it's size if possible

==>You can write captions under the photos to describe each room too and as most guests just look at photos rather than the description, it's a good way to highlight what is offered.  For example, I like to include the size of the bedrooms; lounge etc and any extra amenities that aren't included in the Airbnb amenities list.

==>What is there to do around your area?  How far are the shops, restaurants - walkable or do you need a car?

==>In the extra sections that you'll discover, you'll see "Additional information" and "House Rules" - make sure you list what is OK with you and what is not!! Big house = party risk.   
==>You mention that arrivals are flexible - can I arrive at 11am or midnight? Is there a lock box maybe? Careful that guests don't take advantage too much especially if you're a meet and greet host😉

==>I'm presuming you have a 1 day turnaround to allow for cleaning such a big property and with such flexible arrival times?

@David12902 My best advice is to not cram 12 guests into a 3 bedroom home. Just don't do it. There's very little financial advantage, and it's just not smart. 

 

Use the About This Space area as @Joelle43 suggested. Use the Captions feature with your pictures. 

 

Remove the note about extra parking for "events." That signals "party" to prospective guests.

Why don't you give your guidance here on the forum the way we have?  This helps as much @David12902 as other more seasoned hosts who may benefit from your strategies.  

 

If you have some great tips, please feel free to share with the community - we're all ears😊 There are already some great guides that hosts have created (free of course) on how to boost listings but maybe you have some interesting insights that we all could benefit from?
