Hi there, I started hosting in March 2023 and never had an empty week. For November no booking and I only have 4 until next June. I am listing a 2 bedroom apartment with park view in Rome, 10 minutes from Colosseo. Here is the full listing:

Thank you all in advance for your insights and feedback!!

Hi Micaela, here are some quick tips to help boost your bookings:

  1. Adjust Pricing: Check competitor listings for seasonal rates and consider offering discounts for early bookings, long stays, or last-minute travelers.

  2. Refine Your Listing:

    • Title: Make it pop with keywords like "2BR Park View, 10 Min to Colosseum!"
    • Description: Highlight key perks (park views, location, amenities) and target niches like families, business travelers, or remote workers.
  3. Promotions: Enable features like "Early Bird" or "Last Minute Discounts" to increase search visibility.

  4. Flexible Policies: Consider flexible cancellation and instant booking to appeal to cautious travelers.

  5. Update for Niche Markets:

    • Mention proximity to events or holidays (e.g., Christmas markets).
    • Emphasize work-friendly features for digital nomads or business travelers.
  6. Leverage Past Guests: Reach out to repeat guests with exclusive discounts or encourage recommendations.

  7. Stay Active on Airbnb: Regularly tweak your listing to boost its algorithm ranking.

Since your photos are already great, focus on these small tweaks to draw attention to your listing. Best of luck!

Hi @Micaela213

I searched Garbatella, flexible dates, 5 guests. I couldn't find your listing without applying more specific filters.

To me it looks like your listing is more expensive than the ones that rank well, but you're in a better position to judge whether the price is reasonable compared to others. I see you already give some discount, but if you can reasonably lower your price, it should make your listing more visible.

You can also try free cancellation if you're willing to do it - it should improve your ranking.

Hope it helps a bit!

Thanks a lot @Shelley159 ! I'll check prices again

Hello @Mahima9, thanks a lot for the insights!!! 🙂

I would include highlights from best guest review so others can see what others are saying.

Also weekly review of prices in addition to seeing what others are renting for in the same area. Don't hesitate to offer discounts on the stop if you think they are shopping other listings. It works.  Best of luck
