Hi there, I started hosting in March 2023 and never had an empty week. For November no booking and I only have 4 until next June. I am listing a 2 bedroom apartment with park view in Rome, 10 minutes from Colosseo. Here is the full listing:

I searched Garbatella, flexible dates, 5 guests. I couldn't find your listing without applying more specific filters.

To me it looks like your listing is more expensive than the ones that rank well, but you're in a better position to judge whether the price is reasonable compared to others. I see you already give some discount, but if you can reasonably lower your price, it should make your listing more visible.

You can also try free cancellation if you're willing to do it - it should improve your ranking.

Also weekly review of prices in addition to seeing what others are renting for in the same area. Don't hesitate to offer discounts on the stop if you think they are shopping other listings. It works.  Best of luck

@Micaela213 Posso aiutarti nel caso tu abbia bisogno.
Oltre a quanto hanno detto i colleghi, ti chiedo se hai per caso un altro portale prenotazioni attivo, come immagino.
Se mantieni stesso nome, descrizione e tariffe, cannibalizza quello di Airbnb, per cui è bene, come minimo, aumentare le tariffe in questo altro portale di almeno il 100% se non di più.
E altri accorgimenti....

If you keep the same name, description and rates, it cannibalizes that of Airbnb, so it is good, at least, to increase the rates in this other portal by at least 100% if not more.

In realtà al momento ho solo l'annuncio su Airbnb, ma pensavo di andare anche su altre piattaforme, magari più dedicate all'affitto breve dell'intero alloggio, visto che da una verifica, sembra che se i visitatori non mettono almeno 4 persone, il mio annuncio è indietro rispetto agli altri. Veramente c'è il rischio di cannibalizzazione?
