How to get more booking for new listing

Hi, I really want to know how to get more customers, since we listed the property , on the first few days , we have few booking , but after that , there is nobody , in this case what should I do , which way can help me to get more booking

Welcome! Took a quick look at your listing and a few suggestions:

Addl Guest Fees

You are showing a $30 addl guest fee after 1 guest? Your listing says 6 guests, but you are charging $30 addl per guest after one?  I would eliminate your addl guest fee.

Cleaning Fee

Your cleaning fee is very low for a 3 bedroom house ($35)? Were you thinking the addl guest fees would offset this? If so, that's probably not a good idea. Take a look at similar properties and what they charge for a cleaning fee. I think you'll find cleaning fees for a 3 bedroom/2 bath  home are generally $150-$175?

Pets

You are showing you accept up to 5 pets per booking? Are you sure you want to do that? You set the number of pets you will accept under House Rules. Most Hosts only allow a maximum of 2 pets per stay. I would fix this ASAP. 

Pet Fee

Right now it looks like you are only charging $15 per stay for 5 pets? Is that what you intended? If so, I think you will find that $15 per stay is waaaay too low of a fee for 5 pets? Generally, $50-$100 per stay is what is commonly used and only for a maximum of 2 pets.

Washer/Dryer Outside?

I see a photo of a Washer/Dryer outside in what looks like a patio area? Do guests have to do laundry outside? If so, that is probably a deal-breaker for many guests. Many hosts add a stackable W/D in a bathroom as an option. Not sure you have the space to do that?

Adding guests fee 

 That’s not what I intended to do , I will go back to check this information, and change right away .

Cleaning fee 

why the reason I set the low cleaning fee , because I do it myself, and also I want to set that as an attraction , might help to get a little more booking 

Pets

I don’t think I want 5 pets each stay , i will find out where to change that number . 

Pets fee 

when I set up that I think I don’t know much about the market , as a freshman, i have a lot stuff to learn .

washer and dryer 

That is hard for us to change , first of all , we don’t have  enough space to install that in the bathroom, if we want to do it inside the house , it might cost too much , probably we need save some to improve it later on .

Number of Pets

This is a bit tricky to find. To set the number of pets you will accept, go to:

- Listing

- Policies & Rules

- House Rules

- Pets Allowed 

You'll see an edit button to change the number of pets allowed:

Cleaning Fee

It's good to keep this as low as possible for sure. However, you don't want to lose money either. Remember:

- Your time is worth money

- You pay electricity to wash/dry all the linens for 3 bedrooms

- You still pay for all cleaning supplies including laundry soap

Check out what other similar listings are charging for cleaning fees. Even if you raise the cleaning fee to $55-$75, you'll still probably be way under your competition.

Why I can’t find that under house rules to edit the number of the pets ?

do you mind tell me are you using computer version or phone version?

For the cleaning fee that will reconsider that how much I should charge , probably you are right that I need raise the price , because the price of each night that I didn’t charge really high .

Now the profit is under our expectation.
