How to maximize rent with a two-bedroom unit.

Hello, community.   We started in April and are already Superhosts.and are really enjoying this.  But i have a problem i cant figure out.  Our unit has 2 bedrooms and a full kitchen.  We dont want to over-price for people who only need the one bedroom.  So we have a base price for up to 2 people.   Unfortunately, many of our 2-person guests end up sleeping in separate bedrooms so they effectively get 2 bedrooms for the price of one.   I wish the app could price this by the bed rather than by the person.  Anyone have any suggestions as to how we can keep our unit affordable for those who only need 1 bedroom without forfeiting the extra income we should get when they use both bedrooms?   Thanks for any ideas!

@David12738 you need two listings 

listing A 1 bed

listing B 2 bed

Then link the calendars to stop double bookings. 

Lock one bedroom when you offer listing A

You can block listing A in high season to force the bookings to listing B as blocking does not link across the calendars. 

Finally switch on pro tools in your account to get the multi calendar so you can see which is booked at a glance.

I have a two bedroom home and you can’t assume a couple sleep in the same room. It really should be priced for the unit and not by the bed. What are you going to do, lock the other room? Charge them more after they leave when you discover they used the other bed? Took pillows off it cause they needed more?

I also have a 2 bedroom apartment and agree with @Basha0.  I too have a fixed price for the whole unit and always have that second bedroom available.  I often have just 2 people reserving the place and never assume that they will share the same bedroom.  They appreciate having that extra space be it to sleep in or just to store their things.

 

Having just 2 people instead of 4 (max occupancy) is less wear and tear generally even if there is the chance that I have an extra load of linens and towels to do.  

 

I feel it's less hassle doing it this way and it is marketed as a 2 bed apartment on Airbnb and certainly don't want to enter into sleeping arrangements with my guests prior to booking.  

 

My very first guests were a couple and I assumed that the second bedroom wouldn't be used (naive then😉) but it was and figured that they chose to stay because it did offer that second bedroom otherwise they would have bypassed my apartment and looked for a 1 bed.
