Im new to Airbnb: Please critique my listing

@Phillip423 The house allegedly sleeps 12 (although with 5 bedrooms I would say it sleeps 10) and yet there is only a dining table for 4 people. I haven't counted sofa spaces etc but feel you will get poor reviews if you don't match the furniture to the number of folks staying.

@Phillip423 The best approach is to communicate every aspect of the house in your description just as you did to Airbnb support. Be honest and up front even if you think it puts a negative spin on the home. Good communication goes a long way.

Cant agree more... definitely dont oversell what you have as guests get angry.  Good luck
