Lots of hosts saying their listings suddenly not appearing in search results. Been doing some digging and I suspect a possible cause is due to an update “Improved Search Features 2023”. I’m thinking the “Smarter Autocomplete” feature is actually excluding properties that it should not in search results. We have a property that has an address of Klamath Falls, OR. However, when searching using Klamath Falls, it does NOT appear. It is approximately 13 miles SW of Klamath, but still it has a legal address of Klamath Falls? It’s possible the “Smarter autocomplete” is using data such as distance from the city center and excluding it from search results, even though it has a Klamath Falls address. Just a thought….Below is the Airbnb article about the 2023 update and screenshot. Any other hosts seeing this as well?

****Update**** Appears I was searching incorrectly (we have a 3night minimum). So it IS showing correctly in searches. ...Oops, and I thought I was on to something 😂
I did discover that the new "small bubbles" appear when I enter 10 guests with no price shown and if I add 11 guests it reverts to the standard large bubble with the price displayed. 🤔

You have a spectacular property! The décor, appliances and amenities are top notch! Unfortunately, you’re in a saturated market with lots of options for guests. You will have to make your property stand out from the pack in order to get booked. You have a limited opportunity to do this with your Title/Description and photos. Try some new things and see if it increases bookings. Other hosts can offer suggestions as well.
Highlight Your Unique Amenities & Location
Your wood-burning fire place, large back yard, patio firepit and new/high-end appliances, are some of your awesome features! Not a lot of homes have that. Also, your location to popular attractions (Disney). These are the things I would highlight. You mention a nearby beach, but don’t provide the name of the beach or how far away? I would add some photos of the beach. Not everyone staying at your place wants to go to Disney. Appeal to those who might like the beach. I would also mention that you’re family-friendly, with a back yard completely fenced and lots of amenities/safety features for kids (high, chair, pack-n-play, outlet covers etc.)
Title
Don’t waste the 50 characters you get with information Airbnb provides anyway under your Title. They can see it’s a home, and that it’s modern and luxurious from your first 4 photos. I would try:
“Near Disney/Beaches w Fireplace/Huge Outdoor Space”
Description
This is your chance to let guest know how they will “feel” at your place and what they can “do” at your home or nearby. You’re trying to get guests to stop scrolling and click on your listing! You can add more factual information further down under “About This Space” and “Other Things to Note”. Again, not all the description will appear on a cell phone, so your first few sentences are key.
I would try:
*Newly updated Dec 2022* with high-end décor, furniture and appliances. Centrally located near convention center and only 3 miles from Disney! Family-friendly with plenty of room to relax (1562sqft). Has vaulted ceilings, wood-burning fireplace and open layout kitchen, dining and living room. Enjoy family time in the huge back yard (fully-fenced), with patio, wood-burning fire pit and plenty of space for the kids to play. Head to nearby ----- beach (---miles) and enjoy the sun, sand and surf.
Do you have a BBQ? If not, I would add one. Most guests expect a BBQ in a larger home. Re-take patio photo(s) showing BBQ (cover off).
Photos
I think you have some great photos, but you can tweak them for maximum effect:
Cover Photo
You need a fantastic cover photo! This is what a guest sees in search results and it’s the only opportunity to get them to stop scrolling and click the listing. I would change your cover photo to one of the fantastic outdoor space/patio area for now. Maybe:
I would then re-take this same photo at twilight. Add some string lights to the fence, turn on all the indoor/outdoor lights. Start a fire in the fire pit. Add some lanterns to the table. Wait until you see a warm glow from the lights, but can still see the patio area clearly. Take the shot from the fire pit area looking towards the other seating area and the house. This could be your killer Cover Photo.
First 4 photos (after Cover Photo)
These are very important as they show up with the Cover photo when a guest clicks the listing. I would showcase the living, dining, kitchen shot (start a fire in the fireplace). Then master bedroom shot, then bathrooms.
Captions/Duplicate Photos
Add captions to ALL photos. Avoid multiple shots of the same thing. Maximum number of photos 35-45.
