The Terms of Service for the platform require us all to abide by local rules and regulations as this is a business venture. The local regulations may require you to obtain a business license,, collect and remit transient occupancy taxes and have a business insurance policy. Their ordinance regarding short term rentals may have provisions regarding number of occupants, length of stay, noise, parking, neighbor relations and items about public health and safety. Your CC&R's for the building's association may also have regulations regarding this plan. There may also be a provision in the contract to allow you to trade weeks with another owner, making it easier for you to stay at a better time for you.
Before you were to go ahead with this idea, it would be prudent to (imho) investigate all these angles and consult with your local city hall to make sure your plan stays within legal parameters.
