Thats a big property to rent, Have you tried other OTA's?

Try your local real estate agents,

@Ayza10 I did a search on airbnb and you have a LOT of competition in Houston for large homes. As I glanced through their listings and yours, one thing stood out. You have way too many photos (over 100) and I think I counted 20 of the same bathroom. And why are there pictures of the toilet?

Also, for 16 guests, there is not enough dining seating and I didn’t see one photo of the kitchen.

I recommend paring photos down to no more than 25. Delete all duplicates. Guests don’t need to see more than 2 pictures of the same room. I also suggest deleting unappealing photos—the drive way, half picture of W/D, non-furnished patio, etc.

Also, two listings have the same furniture. Are these different homes?

Just remember that you’re competing with other rentals in Houston. Do a search and view their photos.

Hello @Ayza10

When you start Airbnb gives you listings an artificial boost so that's why you tend to get lots of bookings.

When you set up your 11 listings what market research did you do around demand and supply for your type of listings in your area? What of research did you do around high and low seasons in your area.

demand can fall for many reasons.

if you're area is seasonal you need to aim to make most money in your high seasons to offset your low seasons.
