Trying to see about pricing. I have a four bedroom house but there’s only three bedrooms available room for 13 people with a big spa luxurious built in 2018 in a cul-de-sac with space for seven parking spaces because I have RV access.

I'd advise that you first clarify the listing set-up, before pricing appropriately relative to your competitors.

If there are 3 available bedrooms in the house, 13 guests doesn't sound right. I looked at the listing: there is shows 9 guests in 4 bedrooms, but only 3 beds.

The actual number of available bedrooms, beds (and their specs) and the number of guests that can be comfortably accommodated will have to be very clear so people know what sleeping arrangements to expect. This will help with more bookings and with reviews.
