Month to month

I have been renting a room in my home for the past several years for just three nights at a time. This winter I’m thinking about switching to a month to month rental minimum 28 days maximum 90 days. Does anyone on here rent long-term. I would love suggestions and how to get the word out that I am changing my length of stay. Any information would be greatly appreciated

Hello @Gina105, I'm delighted to see you posting in our Community! 😊

This is a topic that some of our Hosts have discussed previously in our Community. You can find some conversations related to the topic >>here, and I'm tagging some Hosts who have experience with hosting long-term stays. Hopefully, they can share some insights on how to effectively communicate changes in your length of stay: @Keva26 @Rēndy0 @Martin-and-Emelyn0  @Christine615 .

I hope this is helpful.

Wow. Wish I had an answer. I give a deep discount for monthly stays. That seems to help.

I recently hosted four individuals from a European company. It was a third party booking but they had  really good reviews. They stayed a year (renewed in 6 week increments).

Some of my colleagues suggested “Furnished Finders” for visiting nurses but with mixed success.

I do know that universities and corporations sometimes have guests coming for extended stays. Also some people have to move temporarily due to insurance repairs or home renovations.

May have to be creative but I do know there’s a need. Check pricing to make sure you’re in the ballpark. I’m a visiting professor but opted for hotels close to campus because the local Airbnb’s in the area were actually more expensive than the colleges negotiated hotel rates.

Might be worth offering local realtors and universities a special discount for clients? Or hospitals with patients with families needing extended stay to be close to a relative?

Hoping Airbnb will follow through in creating an extended stay portal for hosts like you to be more easily found. I heard that’s being considered in light of the New York ban,

The plans for development of the long stay portal has been in development for a year @Christine615

its not connected to any area with STR restrictions such as  in New York (no ban there) but a business opportunity Airbnb identified a while back to move more into the LTR market.

@Gina105   You need to learn what the tenancy rules are for your location.  After how many days does a guest become a tenant?  28, 30, 45, 60?  Will you have to follow eviction rules if you do not have a rental agreement?  If you want to rent for more than a few days, consider talking to a local agency to see what they would do to get you a tenant, how they would vet them, what they would charge, how they would protect you, etc.

I would NEVER rent long term on AirBnB.
