Hello I’ve noticed a sudden drop in bookings for my listing, I’m wondering if there’s something wrong with my listing or if ...

Hi!
Here's my listing https://www.airbnb.com/rooms/565386114491949523
Here's my search parameters. I am on private browsing. https://tinyurl.com/y28pepra I created a tinyurl in order to shrink the length of the real URL
Using basic filters: superhost, free parking, kitchen, wifi, instant book, self check-in, entire home, house.
Different search parameters with 13 filters: tinyurl.com/2munskp4
Another search parameter: flexible date, my city, December, weekend. I'm getting search results that show 50% of Southern California tinyurl.com/yt48ea4a
When I use your tinyURL, I get this page:
Then, when I select “Remove Instant Book”, your listing shows up for me in incognito mode.
Are you sure you have instant book turned on?
Thanks for letting me know the URL doesn't work. And unfortunately, pasting the full link is an "invalid HTML". Looks like we'll have to refer to pictures.
I have Instant Book on. I also have a lightning bolt near the top of my "edit listing" page
The first listing link worked for me. With no parameters, and just the location you are on page 4.
If I search for 4-8 guests on the dates 12/13-12/15 you are on the first page position 5. Same for the weekend.
It depends on where the guest slides the map position around to. More to the left and they'll see you, but I'm not an expert!!
Are you in incognito mode? It worked for me too, until I switched to incognito mode.
@Pat271 @Meghan232 Here are the full URLs
In this search parameter, I input my city, any weekend, 1 guest. Filters: superhost, entire home, house, instant book, self check-in. Results: Zooms out to show half of Southern California.
Same parameters. Added exact number of bedrooms, beds, and bathrooms. Even worse. Now map zooms out to show 60% of Southern California.
@William1884 These URLs are being cut off at the end. Please post with the complete URLs.
@Pat271 I did paste the full URL. It's some 1,000 characters long. Once I hit reply, it self-shortens to 2 lines.
I clicked on the URL above and it works. At least to me it does.
Here: I'll paste the URL in full again.
Edit: Still shows 2 lines after reply. In edit, it shows the full URL. This must be an Airbnb thing.
@Meghan232 As you said, if there are no parameters, then you see my listing. However, if there are parameters, in which the filters I choose match that in my listing, why then is my listing not showing up?
22 filters that I have in my listing. https://www.airbnb.com/s/La-Puente--California--United-States/homes?tab_id=home_tab&refinement_paths...
@William1884 Do you have any criteria set up for Instant Book, I.e. number of good reviews, etc.?
@Pat271 You mean the Good Track Record? If it is, I have it on by default, which that option popped up around the time of Chesky's video(?), but I don't see how having that on or off has any detrimental affect from people seeing my place because I've had this issue since the summer update.
Do you have Good Track Record on or off?
I decided to turn it off.
@William1884 The reason I’m asking is that when I’m in incognito mode, get the screen with no results, and then select “turn off instant book”. I can then see your listing, as well as some others. On the surface, that doesn’t make any sense, as since you have instant book on, it should be showing your listing originally.
However, in incognito mode, the software may be checking the rights of the user doing the search, and an incognito user wouldn’t have any instant booking rights, so no instant book listings would be displayed. I hope that makes sense - just a thought.
You have multiple problems here - the one above, and the other one being discussed in which you use different filters, and get results that not only don’t include your listing, but show you a MUCH wider radius than you had asked for. I think the latter problem is an intentional design, as since the summer release, Airbnb is trying to market “unique” listings in areas that are not traditional vacation areas, since there is a serious pressure all over the world to ban short-term rentals in popular cities and resort areas. I think Airbnb is trying to broaden its reach into areas that are currently unregulated. So they show those “unique”, far-flung listings and remove your listing and others, so they don’t have too many listings on a page.
I’m pretty sure something like this is going on, because when I zoom in and out on any Airbnb map, I can see properties magically appearing and disappearing. I don’t know the exact criteria they are using to decide whether to block the display of a listing, but the results are certainly NOT an exact match to the search criteria entered - not by a long shot.
@Pat271 Thank you for the detailed response. You've articulated it better than I ever could have.
I did more investigating. This time I'm logged in. I select my city, weekend in December, 1 guest. I use the filters: instant book, superhost, house, entire place, self check-in. Again, my listing doesn't show up. And I don't understand how the only two listing that are there do show up.
Now, with the same parameters, I remove on Instant Book. And voila, my listing is there EVEN THOUGH my listing itself has instant book on. I absolutely makes no sense.
