You can compare your pricing to other similar listings in your area and manually adjust your prices yourself. Many Hosts do use dynamic pricing software attached to their Airbnb accounts. I hear PriceLabs mentioned as a good one and the monthly subscription is reasonable. There is also Beyond Pricing and Wheelhouse. There will be a learning curve when using 3rd party software so be prepared for that. I cannot recommend Smart Pricing (Airbnb's version of dynamic pricing software), but some Hosts do use it.
Learining to price your listing correctly can be complicated. There are plenty of YouTube videos on how to price your listing, so I would spend some time watching some of those. An experienced Co Host can help you also. You can use one temporarily to help you learn the ropes, or you can hire them as a full time Co Host.
Airbnb has alot of tools to help you, including setting discounts for specific length of stays and Custom Promotions/Discounts. Spend some time reading the Help Articles about setting discounts and using Custom Promotions. At some point you may wish to turn on Pro Tools and use Rule Sets to further enhance your pricing, but that is a bit advanced. If you want to use Rule Sets, you won't be able to use Smart Pricing at the same time.
