New to Airbnb

Hi everyone! So excited to be a part of this awesome platform! We just listed our Airbnb today! It’s in Kissimmee, FL 8 min from Disney world! This is our first Airbnb and we are so excited! Any tips for newbies ? Best way to get bookings for a newbie? Any tips would be so appreciated!

You have a lovely property.  I noticed that there isn't a coffee table of end tables.  I know that you have light colored furniture, but people are going to drink beverages and will need somewhere to set them down (provide coasters).  I saw pictures that included a toaster and bath towels, but didn't see them in the list of amenities.  You may want to list some key house rules under the things you should know section so guests will have an opportunity to see them before booking.

 

I don't know if your listing is ready to take reservations yet, because none of the dates I selected were available.  Is there a duration discount?  Are you charging a cleaning fee?  How many days between bookings are you blocking off? 

 

I might recommend a per person charge when you get above 4 guests, because the costs for cleaning, water, and electricity are going to be more.

@Stephanie1681 Beautiful townhouse. You have great photos. You might consider adding to your house rules. Right now for 'additional rules' you have just reiterated some of the standard Airbnb rules you selected. As a new host, you may not think ahead to what can go 'wrong'. You want to cover as many bases as you can regarding potential undesirable guest behavior, because you WILL end up experiencing it somewhere along the line. Have a look at the rules on the listings of experienced hosts.to get an idea of what I'm talking about.

 

I notice you have the 20% new listing discount and also a 10% weekly discount. Just be aware that guests can combine these to snag a bigger discount. I don't know if you're using it or not, but I don't recommend Instant Book for new hosts. A lot can go wrong with IB and it's good practice to get your feet under you first. Dialogue with guests through request to book is a good way to get a handle on who is coming to stay at your house.

@Stephanie1681 How does your community view Airbnb guests? One thought might be to add to your rules 'Guests must comply with community rules' and give a reference if the community has a website.

Another thought - Is a two night min stay sensible?

Finally ignore Airbnb price suggestions as they are always far too low. Do your own research by acting as a guest and seeing what is available in the locality
