Some suggestions

Living room needs furnishing beyond a rug on the floor.

Max Occupancy change to 3 an air mattress is not a bed and your bedroom is not big enough to add so it would be in the living room.  I would mention in add available contact for approval.  Everyone with kids sure we look at 4 occupancy but we usually trying to get a deal maybe a 3 can take 4 for a small add on. lol

No WIFI right now is a real negative.

Check your Amenities make sure your accurate and complete.  Write an ad.  The Platform gives you about 6 pages, tell Guests highlights, expectations they don't know your listing.

\Maybe revisit title I think you meant Homey rather than Homely.

Instead of Luxury if family market use terms like comfort or safe.

Airbnb New Listing Discount is very helpful turn on.

Welcome in our Airbnb Community, however, you know you should make a good pictures in your listening. Second I recommend to you to makes an over for guests for example, an over for first reservation or and over for a first fifth reservations. Finally all this ideas to run your listing.
