Please advise how to boost my listing

I’m so struggling for getting bookings on my Airbnb listing. 

Can anyone please advise tips how to optimising the listing for better visibility and booking rates?

Is there any software I can use to boost my bookings?

Good evening Natalia, unfortunately, I don’t think there are any “boosts” to get more bookings on Airbnb. The important thing is to apply promotions, strategies, etc.

Sometimes just lowering your price can actually have the wrong effect,  Beautiful private villa with private pool I priced 6 people for 4 bights and your pricing was about $23 per person per night.  To me the description ;promises luxury but the price says economy.   I would leave your base  rate alomed and instead offer discounts for 1 week or 2 weeks, thar doesn't scream economy that is a sale because I stay longer.

If bookings are on downhill for me happens to everyone

Sometimes I will turn on Instabook for a few days. because Airbnb Search will list me higher.  I usually set a minimum stay so  1 nighters don't instabook.

The other thing is look at your insights,  You should have good first page impressions look at views that is people clicking on  your cover photo.  Sometimes just swapping to another photo,  Sometimes they click on the photo but don't convert.  Use the tools to identify where your issue is it may have nothing to do with price.

Your villa is beautiful! It sounds like you’re doing all of the right things and you focus on hospitality! I agree that you can should specials, for example choose a slow day of the week and offer one night stay for 50% off, for example. That will get you more advertising and visibility. 

I would like to see more information about the pool, is it heated? Salt water? How deep? 
you may have mentioned it, are there specific known attractions near by? How many minutes driving? 

great looking property, very artsy and fancy! I wish I was closer to take a trip!
