Please critique my listing, Titiya in Memphis, TN

We are a new host.  We are trying to rent out our guest’s bedroom and bathroom upstairs during the time that we travel abroad from Oct 5th - Nov 11th.  We got the first guests right away on the first night.  Also another guest books for five days this week.  One guest from China wants to book for the whole month in December but we can’t find a place to stay with reasonable price so we try to share the rest of the house with the guest or have the guest booked now.  However it doesn’t work.  I also do a 20% promotion on the first three booking but still nothing.  Our goal is to have the place booked up while we are not there.  Please advise what else we could do here.

Hi Titiya!

Congrats on getting started as a host and on your first bookings! It's great that you've already had some initial success. I took a look at your listing, and here are a few suggestions to help you improve your chances of getting more bookings, especially while you’re away.

 Optimize Your Listing Photos

First impressions are crucial, and photos play a huge role in guests deciding to book. Make sure your photos are well-lit, high-quality, and show the space from multiple angles. Here are a few tips to enhance your images:

  • Declutter the space before taking pictures. Even small things like cords or personal items can make a room feel less appealing.
  • Add a few decorative touches like throw pillows, fresh flowers, or a well-placed piece of artwork. These little details make the place feel more inviting and cozy.
  • Include a photo of the bathroom if you haven’t already. Guests appreciate knowing exactly what the bathroom looks like, especially since it’s part of the rental.
  • Consider adding a photo of the exterior of your house or entryway, so guests can easily recognize the property when they arrive.

 Update Your Description

Be sure your description highlights all the benefits and unique features of your space, especially for guests who are unfamiliar with the area. For example:

  • Local attractions: Mention any nearby parks, restaurants, or popular spots in Memphis that would appeal to travelers.
  • Comfort and privacy: Emphasize that the guest bedroom and bathroom are private, making it clear that they will have a quiet and personal space.
  • If you plan to be away while renting, reassure guests that someone will be available for emergencies or that check-in is hassle-free (self check-in can be a big selling point).

 Consider Flexible Options

It seems like you’re facing a bit of a challenge with the December guest who wants to book long-term but you’re worried about where to stay yourselves. One option could be to offer a compromise:

  • Could you share only a portion of the home, such as the upstairs area, and give the guest privacy for the rest of the space? This might work if the guest is flexible and you're comfortable with the arrangement.
  • Alternatively, consider offering the guest a discounted rate if they’re willing to be flexible with the use of space, especially if you’ll be present in the home.

 Communicate Your Experience and Availability

Even though you’re a new host, make sure you highlight any experience you have with travel or hosting. If you’ve stayed in Airbnbs yourself, mention this to show that you understand what guests value.
Also, ensure that potential guests know you’re responsive and easy to reach. Quick communication can make a huge difference in getting bookings, especially if people feel confident that you’ll respond to their inquiries or concerns promptly.

 Enhance Guest Comfort

Since you’re renting a guest bedroom and bathroom, make it feel as homey and welcoming as possible:

  • Add plush towels, extra blankets, and maybe a basket of essentials (toiletries, bottled water, snacks). These thoughtful touches go a long way in making guests feel special.
  • Make sure the bed is comfortable with fresh, high-quality linens. This can be a huge selling point since a good night’s sleep is essential for travelers.

 Adjust Pricing and Offers

While the 20% promotion is a great idea, you could also:

  • Experiment with shorter-term discounts (like 10% off for booking within a certain time frame or for stays longer than a week).
  • Lower your price slightly for weekdays or off-peak times to attract guests who are budget-conscious but looking for a comfortable stay.

 Reviews Matter

Since you're just starting, positive reviews will be key. Make sure to:

  • Go above and beyond for your first few guests (welcome note, small gift, etc.) to encourage them to leave glowing reviews.
  • Respond to any guest inquiries quickly and be proactive in addressing any concerns they have.

 Long-Term Rentals

Since someone is interested in a long-term stay, you could consider offering a monthly discount. It may attract more inquiries for extended stays, especially during times when you’re traveling.

By making these adjustments and continuing to refine your listing, you’ll likely see more interest from guests. Keep being responsive and flexible, and you’ll be well on your way to becoming a successful Airbnb host. Wishing you the best of luck!

Ciao @Titi̇ya0 ,

from your listing it seems that you are renting your entire home not just your guest's bedroom and bathroom, I think this must be clarified ...
