Please critique my listing

Hi there!  We've had this cottage listing for about 7 years and have steady business throughout the year, as well as many guests that return annually and absolutely love the place.  That said- we still have dry spells here and there and it also seems we should be able to raise our price, based on similar listings in the area- but we haven't been able to yet because of demand.  Our goal is to try to get consistently booked through the year, so as we prepare to open our second location, we can use traffic from our well-known and loved Superhost cottage listing to get both up and running well- and would love any thoughts or feedback on the listing!  Thank you so much!

Beautiful property!  

Ideas 

Cover Photo nice Sauna Photo.  Instead of encouraging discounts iv your description talk about your private sauna.  

Its inexpensive I think my son ordered mine on Amazon a little fire pit I think that would be fun for couples.

Add aromatherapy machine people love calming scents.

Living room looks great but show a dining area just for 2 people.

Your market based on review is weekend getaways.  Higher priced foe weekends lower price on weekdays.

Show more pictures of things you mention in the description, hiking trails.

Don't calculate on everyday booked that isn't your market.  Figure all weekends booked and maybe half uf the weekdays booked then figure your costs and profit  wants.  Focusing on the market that loves your property rather than wasting money chasing a not good fit

Private Sauna for a couples weekend ix a big plus.

I have managers, one uses price Lab (an app you can purchase) and probably spends time working on it, he has gotten higher prices and I will do better with this manager than I did with using smart pricing and managing myself. The other uses smart pricing, which I think is on the low side, but is bringing in steady income. We are trying to incorporate price Lab on this listing as well. Another rule of thumb is if you're booked much above 80 percent your price is low, below, your price is high. It's not an exact science. Good luck

Hi Adrienne, What a beautiful location and the drive to the cottage is fabulous. The inside is VERY charming It seems to be a quaint and a well kept cottage. Your guest LOVE IT! The ony suggestion I have is adding so green plantings around the perimeter of the house.

I'm from New Zealand and would love to come to such a location like yours in winter, looking at all that snow it would be awesome to be a hot tub out side that ranch slider door next to the king bed.

iv been in the construction business for 25 years, it would be completely doable to build a bit of a deck outside that ranch slider add a recessed hot tub and put a roof over the area, that would make your place such a perfect get away in the woods during winter.

a breakfast table under cover in the morning and hot tub at night, you would get so many couples wanting a weekend away.

I saw the table in one of the photos outside that ranch slider but it was covered in snow, I love a good hide away out door breakfast table, and a swing seat, I can see that near by too under its own cover some where, even in winter a nice swing seat with hot chocolate and marshmallows anytime of the day is beautiful.

so my recap would be.

hot tub in a deck under a roof off the side of the house next to the ranch slider.

a swing seat. 

if you don't want to build a deck? build a covered in roof area out there anyway and add the hot tub and swing seat.

you could also upgrade your photos, show what it could be? remove the snow from the out door table the one next to the bed and put 2 cups of coffee with a plate of pancakes maybe,

Maybe add some detailed photos, with a nice atmosphere 🙂 Add some cosy blankets and cushions and take close-up images, so that people can imagine that they are enjoying and sitting on the sofa etc.

I just noticed your listed under Studio  Studio is only one multipurpose room you have a Guest House.  A 1 bedroom house that effects were you are displayed in Airbnb Search.
