Hello @Suzanne1129 👋
Welcome to the Community Center! It's great to have you here with us.
I hope you don't mind, I saw your reply and created a new thread instead, as well as added a photo and the link to your listing. I'm hoping that with easier access, more hosts will pop by and support you with constructive and helpful feedback. 😊
Aloha Suzanne, I hope this finds you well. Looks like a beautiful home and awesome listing. I always break down each room especially the kitchen with bullet points so it’s fairly easy to go through. If you click my profile and listings you will see how I personally do it but I’m sure there are other examples and hosts that do it better than me. I wish you best of luck with your listing and hope you have a wonderful day. Mahalo
Hi @Suzanne1129 . Your property looks really nice. I do have a couple of suggestions....
The furniture arrangement in the living room is really weird! I mean I did a double-take. That chair by the front door is just......weird! It's hard because I'm not in the space, but can you configure the furniture another way? Like the chairs at an angle facing the couch, i.e. a conversation set-up? Utilize a different wall for the couch and figure something out? People are going to move the furniture anyway, so if you don't want your nice floors scratched up, it might behoove you to do something different.
I'm also not a big TV fan, but you may need a larger TV. Lots of people watch lots of TV, and if you're hosting a family or group of six, it would be hard to gather and watch a movie on that TV. Just a suggestion. Personally, I'd rather be outdoors doing something fun rather than watching TV, but I'm surely in the minority.
Did you know that you can add captions to the pictures? It's a great feature and helps explain the layout of the house. Using the captions makes the whole thing much more cohesive, rather than having a bunch of random pictures. Remember, guests don't know your home like you do.
The curtains in pic # 29 look really awful. They need to be pulled back from the center of the window so that they drape naturally into the holders.
I'd say you have a few too many pics of the kitchen.
Last, I would remove mention of a service dog altogether. It's like opening a Pandora's box by putting it out there. Yes, we as hosts are forced to accept service dogs, and guests don't even have to announce them. If you are told that a service dog is coming with guests, you can go over the rules at that time. If you're not told, you'll never know what they are up to with the dog, because,,,,,,,
You don't mention having exterior cameras in your listing. You absolutely should. It's really essential to keep an eye on things, and there's no other way to know about extra guests or pets being snuck into the home, as well as the potential partiers. You have to keep an eye on your property.
You also mention that you'll do long-term stays. You should be very familiar with the tenancy laws in your jurisdiction before doing this, and many hosts have a separate rental agreement that they have guests sign for stays over XX days. You definitely don't want squatters.
I'm sure some other hosts will come along with their observations and suggestions. Good luck and happy hosting.
okay, thank you. I looked back at my listing and it shows 2 min and 28 day max, so I wasn't sure how the long term stay is showing on your end.
@Suzanne1129 If you go into Amenities, there's a section that says Services- it's under there. It may be new, as I've never seen that section before, but it's been a long time since I set my listing up. Likely your calendar settings will override everything. But you may want to "untick" that just so it doesn't cause confusion.
My suggestion would be maybe a less hostile ad. Instead of telling me about what looks like a beautiful property, your ad was focused on fines I might incur. Not my mindset when I am planning a week vacation. Negations always work better when both parties have a similar goal.
