The insurance person neighbor used to call those items "attractive nuisances" so the term has stuck with me.
For advice I've a couple suggested references for you, don't know who would be most helpful - maybe a combination.
Your insurance agent could advise you of a rider to your STR business insurance that could perhaps cover these two risks. They could also advise you of any code/safety items that you might add to.
A city planner could double check the code compliances with you, and perhaps even do an inspection.
A lawyer could craft you a proper liability waiver. This is not likely a do it yourself item, as I'm told that these can be tricky to enforce if not done properly.
