Possible issue with listing

I haven’t had a booking in months, not even for the summer. I’m concerned something is wrong. Others near me have had a few bookings recently. I think I’m priced accordingly. Any advice?

Hey @Aly2101 , You have a beautiful property clean and arranged, crisp photos. But your listing definitely needs some work, in fact even your 2 reviews explain that it was better that what they were expecting while it might seem positive but it tells you that you didn't market your property well in your listing. Here's a couple of things I noticed from a quick look I took at your listing;

 

- Rearrange your photos with a photo tour so guests do not get lost while browsing them

- add captions to all your photos, and make sure to keep one size for all (landscape recommended)

- Your description has a huge space between the first paragraph and the rest, plus you should work on it more and go into details explaining each room and area

- the 3 night minimum stay is definitely holding bookings back, I recommend your lower it until at least you gather a healthy number of reviews and strengthen your listing ranking and get trusted by the Airbnb algorithm

- add a guidebook to your profile with local attractions and events

@Aly2101  You have a very beautiful place. I can see that almost everything is new, clean and well-kept. Your listing should sell well, although the place is a bit out of the way (or maybe that's an advantage?).

In addition to what @Steven1869  wrote about photos, it is important that you take a photo tour and let the AI ​​arrange your photos, then be sure to add all the proper amenities to each one. This is important, the positioning algorithm prefers offers with an AI photo tour (such are the times we have lived to). It is important that you add more photos from the immediate vicinity of the house, and the house from many sides, that's what I miss. BTW The photo with the red tablecloth doesn't fit with the rest. Choose a different main photo, the one that is currently there unfortunately does nothing to distinguish your listing. It is better to find a new photo taken from outside, maybe with a bit of greenery. The room layout plan would be the icing on the cake.  

About the description of the offer  @Steven1869 @ has exhausted the topic. Check though, are your two beds in bedroom 2 and 3 not king size? (check what dimensions a king bed should meet). By the way, you can change that numbering. The small bed in bedroom 1 doesn't seem big enough for two people (is it 140cm x 200cm?), your listing is for 6 people.

The length of stay set to 3 days is fine in my opinion, for shorter stays the cost of cleaning will be overwhelming (it still seems high to me).

I suggest calculating the minimum profitable price for two people off-season, introducing an additional fee (small) for additional guests above two (the price of a stay for 2 people is distributed differently than for 6, the costs of water, electricity, equipment are also different). It is worth running professional host tools, introducing sets of rules from -25% to +50% there and in this way controlling prices.

An important job to do is to know your close competition. The best way to do this is to open the AirBnB app in incognito mode on your browser and see what is available in the area and for what price. Enter Cookville and see the results, adding additional amenities you have in the search filters, you will see what prices have listings comparable to yours. Your prices must be adjusted to the market or you will not find guests.
